The DM will manage project schedules, budgets, and documentation while maintaining a strong focus on quality, compliance, and client satisfaction.<br>Key Responsibilities:Development Management Lead and manage multiple real estate development projects throughout the full development lifecycle. Develop and implement Development Execution Plans aligned with project objectives and client requirements. Coordinate project feasibility studies, highest and best use assessments, market studies, and development strategies. Prepare project development programmes and monitor progress against key milestones. Establish project objectives, deliverables, budgets, programmes, and governance structures. Manage multidisciplinary consultant teams throughout all project phases. Coordinate land acquisition due diligence where applicable. Prepare investment teasers, development briefs, project information memoranda, and investor presentations to support project funding, partnerships, and business development initiatives. Support investment appraisals and commercial decision-making through the preparation of development business cases. Identify opportunities to enhance project value through value engineering, design optimisation, and development strategy. <br>Planning, Design and Authority Approvals Manage the planning and design process from concept design through detailed design and construction documentation. Coordinate architects, engineers, planners, and specialist consultants to ensure integrated project delivery. Review design deliverables to ensure compliance with project briefs, client requirements, applicable codes, and industry best practice. Facilitate design coordination meetings and value engineering workshops. Manage statutory approvals and planning submissions with all relevant government authorities. Coordinate building permit applications and infrastructure approvals. Ensure all planning, zoning, environmental, and regulatory approvals are obtained in accordance with project schedules. <br>Utilities and Infrastructure Coordination Lead engagement with utility providers to obtain service availability, capacity assessments, diversions, and permanent utility connections. Coordinate with electricity, water, wastewater, telecommunications, district cooling, gas, stormwater, and other infrastructure providers. Manage utility applications, approvals, agreements, and design coordination throughout the project lifecycle. Monitor utility approval programmes and proactively resolve issues affecting project delivery. Coordinate infrastructure requirements with relevant authorities and consultants to ensure timely project implementation. <br>Documentation and Reporting Maintain comprehensive project documentation including feasibility studies, business cases, RFPs, consultant agreements, contracts, authority approvals, meeting minutes, development programmes, and progress reports. Prepare executive reports highlighting project performance, programme status, financial performance, risks, and key decisions. Develop project dashboards, presentations, and reporting packs for clients, investors, and executive management. Maintain accurate project records and document control throughout the development lifecycle. <br>Commercial and Financial Management Establish and monitor project development budgets. Coordinate the preparation and review of cost plans, development appraisals, financial feasibility studies, and project cash flows. Monitor project expenditure against approved budgets and recommend corrective actions where necessary. Review consultant and contractor invoices for contractual compliance and accuracy. Support procurement activities, tender evaluations, consultant appointments, and contractor award recommendations. Coordinate commercial negotiations where required. Monitor project financial performance and provide regular financial reporting to clients and senior management. <br>Risk and Quality Management Identify, assess, and mitigate commercial, technical, planning, financial, and programme risks throughout the project lifecycle. Maintain project risk registers and monitor mitigation actions. Implement quality assurance processes throughout planning, design, procurement, and construction. Monitor project performance against agreed KPIs. Ensure compliance with Land Sterling quality management systems and client requirements. Promote continuous improvement and lessons learned across projects. <br>Contract Administration Administer consultant and contractor agreements throughout the project lifecycle. Monitor contractual obligations, deliverables, milestones, and key performance indicators. Review and manage variation orders, extension of time requests, claims, and contractual correspondence. Support dispute avoidance and resolution activities where required. Ensure compliance with procurement strategies and contractual obligations. Maintain complete and accurate contractual documentation and records. <br>Stakeholder and Client Engagement Act as the primary point of contact for clients throughout the development process. Build and maintain strong relationships with investors, developers, consultants, contractors, operators, government authorities, and utility providers. Coordinate stakeholder workshops and project steering committee meetings. Present project updates, commercial reports, and strategic recommendations to clients and executive management. Provide professional advice regarding development strategy, project risks, procurement, and delivery methodologies. Promote Land Sterling's core values of professionalism, integrity, innovation, and excellence. <br>Construction Coordination Coordinate the transition from design into construction. Monitor construction progress against approved development objectives and project programmes. Review contractor programmes and progress reports. Coordinate testing, commissioning, handover, and project close-out activities. Ensure completion documentation is submitted in accordance with contractual and statutory requirements. Support post-completion activities including defects management where applicable. <br>Business Development Support the preparation of technical and commercial proposals for new business opportunities. Assist in identifying new development opportunities and strategic partnerships. Contribute to client presentations, capability statements, and business development initiatives. Promote Land Sterling's development management services through client engagement and networking activities. <br>Team Collaboration Work closely with Land Sterling's Project Management, Cost Consultancy, Building Consultancy, and Advisory teams to ensure integrated service delivery. Mentor and support junior development and project management professionals. Promote collaboration, knowledge sharing, and continuous professional development. Contribute to the ongoing improvement of internal procedures, templates, and best practice guidance. <br>Work Environment The role involves working from Land Sterling's corporate offices and attending project sites, consultant offices, client premises, investor meetings, and government authority offices as required.
