You will be responsible for maximizing channel performance, improving marketing efficiency, and creating scalable processes that support long-term growth.<br><br>Own paid media strategy across Google Ads, Meta Ads, and additional acquisition channels, ensuring alignment with business objectives and revenue targets. Build a roadmap to transition selected paid media activities from agency-led execution toward internal ownership. Personally optimize campaigns where needed, improving targeting, bidding strategies, creative testing, and overall channel performance. Manage Google Ads activities including Search, Shopping, Performance Max, You Tube campaigns, product-level optimization, and conversion tracking. Lead Meta advertising strategies across prospecting, retargeting, product launches, and creative testing initiatives. Explore and evaluate new paid acquisition opportunities, including affiliate marketing, influencer partnerships, Reddit, Linked In, and other emerging channels. Establish clear measurement frameworks, reporting processes, and performance dashboards to track key metrics such as ROI, revenue contribution, efficiency, and customer acquisition performance. Partner with merchandising, lifecycle marketing, creative, and sales teams to ensure paid campaigns support broader commercial priorities. Drive experimentation by defining hypotheses, evaluating results, and scaling successful initiatives.<br><br>Requirements<br><br>The ideal candidate is a data-driven performance marketing professional with strong expertise in paid acquisition, agency management, and ecommerce growth. You should be comfortable owning revenue-focused metrics, making strategic decisions, and operating in a fast-moving environment.<br><br>5-8+ years of experience in paid/performance marketing with proven ownership of acquisition channels. Deep hands-on experience managing Google Ads and Meta Ads campaigns. Demonstrated success managing external marketing agencies and holding partners accountable for performance. The role ensures initiatives are delivered on time, within scope and budget, and meet agreed quality, security and business requirements. The Senior IT Project Manager establishes effective governance, manages resources and vendors, and provides clear reporting and stakeholder communication to enable successful digital transformation in support of OSUS real estate development and operations.<br>Responsibilities are not limited to:<br>Support day-to-day HR operations (employee files, letters, approvals) under supervision. Lead end-to-end delivery of large-scale IT and digital transformation initiatives (ERP, CRM, property systems, sales/leasing, facilities management, infrastructure, cybersecurity, data/analytics) from initiation through closure and handover, ensuring delivery across scope, schedule, cost and quality. Define scope, objectives, success metrics and delivery plans; develop and maintain project charters and artifacts (WBS, critical path, dependency mapping), manage resources and budgets, and enforce formal change control. Run project governance (kick-off, workshops, progress reviews and steering committees); maintain decision logs, action registers and RAID; coordinate cross-functional teams (business, IT and vendors) to drive issue closure and timely decisions. Lead end-to-end vendor selection and engagement (RFPs, evaluation, SOW, acceptance criteria and testing strategy); ensure delivery meets agreed scope, quality, timeline and SLAs. Manage vendor performance, contracts, delivery commitments and escalations; coordinate commercial follow-up with Procurement/Finance (PO tracking, invoicing, budget control) and ensure onsite/offshore support alignment. Perform any other tasks assigned by the line manager within the scope of work.<br>Qualifications:<br>Bachelor’s degree in computer science, Information Technology, Information Systems or equivalent. PMP certification (required); PRINCE2 and/or Agile/Scrum certifications are preferred. Saudi national.10+ years of progressive experience in IT project/program management leading complex digital transformation initiatives (ERP, CRM, real estate solutions, data/analytics, IT infrastructure and cybersecurity). Proven experience working with system integrators and third-party vendors; strong understanding of IT governance, risk and compliance; ability to manage budgets and commercial follow-up. Strong knowledge of SDLC and integration patterns (APIs/middleware) with focus on data consistency and architecture alignment. The Cluster General Manager is responsible for the overall leadership, operational performance, commercial results, guest experience, and financial delivery of the hotels within the Makkah cluster.<br>The role provides strategic and operational leadership to the Hotel General Managers and their leadership teams, ensuring each property delivers against its business plan while maintaining the required brand, service, quality, safety, and regulatory standards.<br>Given the unique dynamics of the Makkah market, the role requires strong experience in managing highly seasonal operations, Ramadan and Hajj periods, religious tourism, B2B and B2C segments, tour operators, large groups, and rapidly changing demand patterns.<br>Key Responsibilities<br>1. Cluster Leadership & Operations• Provide overall leadership and direction to all hotels within the Makkah cluster.• Lead, coach, and hold Hotel General Managers accountable for operational and financial performance.• Ensure consistent execution of company standards, policies, SOPs, and service standards across all properties.• Identify opportunities to consolidate resources, improve productivity, and create operational efficiencies across the cluster.• Conduct regular hotel reviews and ensure agreed action plans are implemented within established timelines.• Ensure effective preparation and operational readiness for peak periods, particularly Ramadan and Hajj.<br>2. Commercial & Revenue Performance• Work closely with Commercial, Sales, Revenue Management, E-Commerce, and Marketing teams to maximize revenue and market share.• Monitor occupancy, ADR, Rev PAR, market penetration, segment mix, booking pace, and competitive positioning.• Ensure commercial strategies reflect Makkah's unique demand patterns and religious calendar.• Drive stronger performance across direct, B2B, B2C, OTA, corporate, wholesale, and group segments.• Challenge underperforming hotels and ensure timely commercial recovery plans are implemented.• Support development of strategic relationships with key travel partners, tour operators, government entities, and major accounts.<br>4. Guest Experience & Quality• Establish a strong guest-centric culture across the cluster.• Monitor guest satisfaction, online reputation, complaints, service recovery, and quality audit results.• Ensure Hotel General Managers implement corrective actions for recurring service issues.• Drive consistency in service delivery while recognizing the different positioning and guest profiles of each hotel.• Regularly inspect properties and ensure operational, cleanliness, maintenance, and presentation standards are maintained.<br>5. People & Leadership• Build a strong leadership culture and develop a high-performing team across the Makkah hotels.• Coach and develop Hotel General Managers and Executive Committee members.• Ensure succession plans are established for critical leadership positions.• Work with Human Resources to improve employee engagement, retention,productivity, and Saudization.• Promote cross-property development and internal mobility where appropriate.• Ensure performance management is consistently applied across the cluster.<br>6. The role requires deep knowledge of the Saudi real estate market, CMA fund regulations, and due diligence processes (FDD & LDD). The Investment Manager will analyze investor-submitted offers, perform risk assessments, and provide clear recommendations to decision-makers.<br><br><br><br>Qualifications<br><br>1. Investment Origination & Structuring<br><br>Identify and source real estate investment opportunities across commercial, residential, mixed-use, and entertainment projects. Structure and negotiate Joint Ventures, Long-Term Lease Agreements, and Fund/SPV setups with investors and developers. Originate and attract interest from local and international investors, ensuring alignment with the entity’s strategic objectives. <br>2. Financial & Legal Due Diligence (FDD & LDD)<br><br>Lead and coordinate Financial Due Diligence (FDD) processes, including reviewing financial statements, project cash flows, and valuation models. Manage Legal Due Diligence (LDD) with internal and external counsel, reviewing land titles, lease terms, shareholder agreements, and regulatory compliance. Identify, assess, and escalate legal, financial, and operational risks before project commitment. Prepare comprehensive due diligence reports with clear recommendations for senior management and investment committees. <br>3. Analysis of Investment Offers<br><br>Review and assess offers/proposals submitted by potential investors and development partners. Conduct risk assessments on investor proposals, focusing on financial feasibility, alignment with government regulations, and long-term sustainability. Benchmark investor terms against market norms and recommend optimal deal structures. Present investment recommendations, risks, and mitigation strategies to senior management and board-level committees. <br>4. Financial Analysis & Modeling<br><br>Develop detailed financial models to evaluate potential projects, incorporating IRR, NPV, DSCR, and sensitivity/scenario analysis. Utilize Excel, Power Point, and Power BI to prepare investment decks, dashboards, and board presentations. Evaluate potential exits, refinancing, or restructuring options for underperforming projects. <br>5. Fund & Regulatory Compliance<br><br>Establish and manage real estate investment funds (REIFs) and SPVs under CMA Fund Regulations. Ensure all investment activities comply with Saudi financial, regulatory, and tendering frameworks. Coordinate with legal, finance, and compliance departments to maintain best governance standards. <br>6. Stakeholder & Investor Engagement<br><br>Build strong relationships with sovereign funds (PIF), family offices, developers, banks, and international investors. Lead negotiations with potential partners and investors to maximize value creation. Represent the entity in investor roadshows, conferences, and government-level discussions. <br>7. Portfolio & Performance Management<br><br>Monitor existing investments against agreed KPIs and financial targets. Report on fund/project performance using Power BI dashboards and executive summaries. Recommend corrective actions for projects that deviate from financial or operational plans. <br><br><br>Additional Information<br><br>Education Master’s degree in Finance, Economics, Business Administration, or Real Estate. Professional certifications CFA or FMVA required.<br><br>Experience 4-8 years in real estate investment, project finance, or private equity, preferably within KSA/GCC. Proven experience in FDD, LDD, and structuring JVs/Funds is essential.<br><br>Regulatory Knowledge Strong expertise in CMA fund regulations, real estate laws, and PPP frameworks in Saudi Arabia.<br><br>Technical Skills Advanced skills in Excel (financial modeling), Power Point (investor presentations), and Power BI (dashboards/analytics).<br><br>Market Knowledge Deep understanding of Riyadh/KSA real estate market dynamics, pricing, land valuation, and demand drivers.<br><br>Languages Fluent in Arabic and English (written and spoken).<br><br>Soft Skills Strong analytical, negotiation, and risk assessment abilities.
