<p><br></p><p><b>الغرض الوظيفي</b></p><p>المُدرب المغامرة مسؤول عن تقديم تجارب مغامرات برية آمنة وجذابة ولا تُنسى عبر وجهة البحر الأحمر. يعمل تحت إشراف مدرب المغامرات الأول وإدارة المغامرات، ويسهّل مجموعة من الأنشطة الخارجية مع ضمان خدمة ضيوف استثنائية وجاهزية تشغيلية والالتزام بجميع معايير السلامة. يدعم المدرب إعداد مواقع المغامرات والمعدات والمركبات ومواقع الأنشطة، مع المحافظة على صيانة جميع الأصول وفق أعلى مستويات التشغيل. كما يساهم الدور في الحفاظ على البيئة وتثقيف الضيوف وتعزيز تجارب المغامرات في AKUN من خلال الاحترافية والعمل الجماعي والتميز التشغيلي.</p><p>المسؤوليات الأساسية</p><p>تشغيل المغامرات</p><ul><li>تقديم أنشطة مغامرات برية مُرشدة وفق إجراءات التشغيل المعتمدة ومعايير خدمة RSSE.</li><li>إجراء إرشادات سلامة الضيوف وعروض المعدات قبل كل نشاط.</li><li>الإشراف على الضيوف طوال الأنشطة لضمان السلامة والراحة والاستمتاع.</li><li>تقييم قدرة الضيوف وتعديل الأنشطة عند الاقتضاء للحفاظ على السلامة وجودة التجربة.</li><li>مراقبة الظروف الجوية والطبيعة والعوامل البيئية This includes managing preventive and corrective maintenance activities, overseeing service providers, maintaining accurate records and reports, supporting minor projects and site mobilizations, and ensuring all facilities services are delivered in line with approved policies, procedures, SLAs, KPIs, and business requirements.<br>Key Responsibilities:<br>Facilities Operations Management Lead the overall delivery of hard and soft facilities management services across assigned premises. Ensure the implementation of approved policies, SOPs, IMS/HSE procedures, permits to work, risk assessments, and lockout/tagout requirements across all site activities. Translate contracts and scopes of work into clear site objectives, service standards, SLA/KPI targets, and operational plans. Build and maintain integrated site plans covering preventive maintenance calendars, manpower rosters, vendor schedules, consumables, spare parts, and seasonal contingencies. Define critical systems, operational risks, escalation paths, and response procedures to support business continuity. Hard Services and Asset Maintenance Ensure effective preventive and corrective maintenance for HVAC, electrical systems, lighting and controls, plumbing and drainage, firefighting and fire alarm systems, generators, UPS, BMS, elevators, and other critical building systems. Ensure maintenance is completed in line with OEM requirements, safety standards, and statutory requirements. Monitor alarms, system performance, asset condition, and repeated failures to identify risks and improvement opportunities. Approve shutdowns, energization activities, testing, and close-out documentation with proper evidence. Maintain asset registers including make, model, serial number, warranty details, criticality, lifecycle status, and maintenance history. Soft Services Management Manage cleaning, security, pest control, landscaping, waste management, hygiene services, and other soft services as applicable. Set service routes, frequencies, quality standards, inspection routines, and audit cycles. Ensure front-of-house, public areas, and customer-facing spaces are maintained to the required presentation and service standards. Coordinate additional coverage for peak periods, events, tenant moves, operational changes, and business requirements. Contractor and Vendor Management Develop scopes of work and RFQs for facilities services, maintenance contracts, minor works, and operational requirements. Support technical and commercial evaluations and recommend vendor awards within authority limits. Mobilize contractors and service providers, chair progress and HSSE meetings, review deliverables, and verify completion against scope, SLA, and KPI requirements. Manage contractor renewals, improvement plans, non-conformance reports, corrective actions, and close-out documentation. Validate vendor invoices against actual scope delivered and support Finance with payment sequencing. Budgeting, Cost Control and Reporting Prepare annual OPEX and CAPEX budget inputs for facilities activities. Forecast, monitor, and control facilities expenses to ensure activities are executed within approved budgets. Drive cost optimization through scope clarity, frequency reviews, vendor mix improvements, spare parts strategies, and energy-saving initiatives. Track budget versus actual performance and provide variance analysis, risks, and recommendations. Prepare timely monthly facilities management reports covering PPM/CM status, SLA/KPI performance, incidents, NCRs, utilities, vendor performance, budget status, risks, opportunities, and improvement actions. HSE, Compliance and Risk Management Enforce HSE requirements, permits to work, risk assessments, lockout/tagout, and safe systems of work across all facilities activities. Ensure statutory inspections, compliance certificates, permits, checklists, and life-safety documentation are complete, current, and accessible. Maintain readiness of emergency systems including fire pumps, fire alarms, generators, UPS, emergency lighting, and elevator rescue arrangements. Conduct drills, close audit findings, and maintain readiness for internal, external, HSE, quality, and statutory audits. Maintain a live risk register for critical assets and operations and implement mitigation and contingency procedures. CAFM / CMMS and Documentation Ensure CAFM/CMMS data integrity for all work orders, including scope, timestamps, manpower, parts, photos, signatures, and completion evidence. Maintain accurate documentation, logbooks, permits, certificates, asset records, maintenance reports, and compliance evidence. Analyze repeat faults, identify root causes, refine preventive maintenance frequencies and SOPs, and recommend corrective and improvement actions. Ensure all facilities records are complete, auditable, and available for management review and compliance purposes. Projects, Renovations and Site Mobilization Lead minor projects, renovations, and facilities improvement works as assigned. Review drawings, specifications, BOQs, method statements, risk assessments, and execution plans. Supervise work execution, monitor contractor performance, manage snags, and ensure proper handover and close-out. Manage new-site mobilization and transition activities, including asset capture, asset tagging, PPM readiness, emergency plans, and handover packs to steady-state operations. Energy and Utilities Management Monitor energy and water consumption across assigned premises. Investigate consumption anomalies, leaks, overconsumption, and metering issues. Implement conservation initiatives such as set-point optimization, scheduling improvements, low-cost retrofits, and operational improvements. Track savings, return on investment, and performance improvements related to utilities and resource consumption. Stakeholder Coordination Act as the primary facilities contact for internal stakeholders, clients, landlords, tenants, consultants, vendors, contractors, and authorities. Manage approvals, communications, escalations, service recovery, inspections, permits, and statutory compliance coordination Coordinate with Procurement, Finance, HSE/LP, Helpdesk/CAFM, Operations, and Senior Management to ensure smooth facilities operations. Provide updates, reports, recommendations, and escalation support to management as required.<br>Qualifications:<br>8 to 10 years of experience in Facilities Management, with at least 4 years in a supervisory or leadership role. Proven experience managing complex facilities, multi-system sites, and multiple vendors or contractors. Strong experience in hard services, including HVAC, electrical, plumbing, fire systems, generators, UPS, BMS, elevators, and related building systems. Strong experience in soft services, including cleaning, security, pest control, landscaping, waste management, and hygiene services. Experience in preventive maintenance, corrective maintenance, asset management, root-cause analysis, and lifecycle planning. Experience in contract management, vendor management, scope writing, RFQs, bid evaluations, and SLA/KPI monitoring. Experience in budgeting, cost control, invoice validation, CAPEX/OPEX planning, and variance reporting. Hands-on experience with CAFM/CMMS systems and strong data/documentation accuracy. Knowledge of HSE, statutory compliance, emergency readiness, audits, permits, inspections, and certifications. Experience in minor projects, renovations, drawings, BOQs, commissioning, testing, snagging, and handover is preferred. This includes managing preventive and corrective maintenance activities, overseeing service providers, maintaining accurate records and reports, supporting minor projects and site mobilizations, and ensuring all facilities services are delivered in line with approved policies, procedures, SLAs, KPIs, and business requirements.<br>Key Responsibilities:<br>Facilities Operations Management Lead the overall delivery of hard and soft facilities management services across assigned premises. Ensure the implementation of approved policies, SOPs, IMS/HSE procedures, permits to work, risk assessments, and lockout/tagout requirements across all site activities. Translate contracts and scopes of work into clear site objectives, service standards, SLA/KPI targets, and operational plans. Build and maintain integrated site plans covering preventive maintenance calendars, manpower rosters, vendor schedules, consumables, spare parts, and seasonal contingencies. Define critical systems, operational risks, escalation paths, and response procedures to support business continuity. Hard Services and Asset Maintenance Ensure effective preventive and corrective maintenance for HVAC, electrical systems, lighting and controls, plumbing and drainage, firefighting and fire alarm systems, generators, UPS, BMS, elevators, and other critical building systems. Ensure maintenance is completed in line with OEM requirements, safety standards, and statutory requirements. Monitor alarms, system performance, asset condition, and repeated failures to identify risks and improvement opportunities. Approve shutdowns, energization activities, testing, and close-out documentation with proper evidence. Maintain asset registers including make, model, serial number, warranty details, criticality, lifecycle status, and maintenance history. Soft Services Management Manage cleaning, security, pest control, landscaping, waste management, hygiene services, and other soft services as applicable. Set service routes, frequencies, quality standards, inspection routines, and audit cycles. Ensure front-of-house, public areas, and customer-facing spaces are maintained to the required presentation and service standards. Budgeting, Cost Control and Reporting Prepare annual OPEX and CAPEX budget inputs for facilities activities. Drive cost optimization through scope clarity, frequency reviews, vendor mix improvements, spare parts strategies, and energy-saving initiatives. Track budget versus actual performance and provide variance analysis, risks, and recommendations. HSE, Compliance and Risk Management Enforce HSE requirements, permits to work, risk assessments, lockout/tagout, and safe systems of work across all facilities activities. Ensure statutory inspections, compliance certificates, permits, checklists, and life-safety documentation are complete, current, and accessible. Maintain readiness of emergency systems including fire pumps, fire alarms, generators, UPS, emergency lighting, and elevator rescue arrangements. Review drawings, specifications, BOQs, method statements, risk assessments, and execution plans. Supervise work execution, monitor contractor performance, manage snags, and ensure proper handover and close-out. Manage new-site mobilization and transition activities, including asset capture, asset tagging, PPM readiness, emergency plans, and handover packs to steady-state operations. Energy and Utilities Management Monitor energy and water consumption across assigned premises. Investigate consumption anomalies, leaks, overconsumption, and metering issues. Implement conservation initiatives such as set-point optimization, scheduling improvements, low-cost retrofits, and operational improvements. Track savings, return on investment, and performance improvements related to utilities and resource consumption. Stakeholder Coordination Act as the primary facilities contact for internal stakeholders, clients, landlords, tenants, consultants, vendors, contractors, and authorities.
