About the Role:<br>BÖWE MENA is an award-winning architecture and design firm seeking a highly experienced Senior Design and Pre-Construction Project Manager to lead the design development, multidisciplinary coordination, and tender preparation of a major residential and commercial tower development in Riyadh. The ideal candidate will have substantial experience managing high-rise buildings, towers, and complex mixed-use developments, with demonstrated responsibility for leading projects from design development through the completion and formal issuance of coordinated tender documentation. The role requires close coordination with clients, architects, engineering consultants, specialist designers, BIM teams, and cost consultants to ensure design quality, programme alignment, timely decisions, and tender readiness. Strong planning, technical coordination, consultant management, and reporting skills are essential, supported by proficiency in Primavera P6, Microsoft Project, Auto CAD, and Revit.<br>Design & Pre-Construction Management Skills:Proven ability to manage multidisciplinary design delivery for high-rise residential, commercial, and mixed-use towers. Strong understanding of architectural, structural, MEP, façade, vertical transportation, fire and life safety, and landscape design interfaces. Experience developing design management plans, responsibility matrices, deliverables schedules, and approval workflows. Strong capability in programme management, milestone tracking, critical path review, and recovery planning. Practical understanding of BIM coordination, clash detection, constructability reviews, and design issue resolution. Experience coordinating drawings, specifications, schedules, and bills of quantities into complete tender packages. Candidates with a Civil Engineering degree may be considered if they demonstrate substantial multidisciplinary design management experience on high-rise developments. Minimum 12 years of relevant professional experience, including at least 5 years in project management or design management. Proven experience managing high-rise residential, commercial, or mixed-use tower developments of comparable scale and complexity is essential. Demonstrated responsibility for taking at least one major development through design development and tender documentation. Proven experience with OHTL and/or Underground Cable (UGC) projects. Strong experience in preparing and managing EPC tenders and techno-commercial proposals. Experience in the Saudi Arabian power transmission market is highly preferred. Experience dealing with SEC or major Saudi utilities/EPC contractors is strongly preferred. Strong knowledge of tendering, estimation, contract conditions, procurement, and project execution requirements.<br>Technical & Professional Skills Strong understanding of high-voltage transmission systems and EPC execution. Good knowledge of OHTL construction, including towers, foundations, conductors, OPGW, insulators, fittings, and associated works. Good knowledge of underground cable systems, installation, jointing, testing, trenching/ducting, and associated civil works. Strong cost estimation and pricing skills. Excellent understanding of BOQ/MTO analysis. Strong contractual and commercial awareness. Ability to analyze technical specifications, drawings, and tender documents. Strong negotiation and vendor/subcontractor management skills. Excellent analytical, organizational, and decision-making abilities. Proficiency in MS Excel and MS Office; experience with ERP/tendering or estimation software is an advantage. Excellent written and verbal communication skills in English.
