Suspension, Termination & Force Majeure • Manage contract suspension processes, including determinations of time and cost entitlement. • Administer Termination by Employer, Termination by Contractor, and Termination for Convenience procedures. • Manage Force Majeure notices, determinations, and certifications. • Ensure orderly phasing down, securing of site, protection of completed works, and finalization of accounts in termination scenarios.???? Insurance, Bonds & Performance Securities • Oversee receipt, return, and management of Performance Securities and Advance Payment Guarantees. • Manage the Retention, Insurance and Bond Register, ensuring all policies are current, compliant, and renewed 3 months in advance of expiry. • Ensure no Application for Payment is certified without valid insurances and bonds in place.???? Completion, Defects & Final Account • Administer Taking-Over Certificates, Sectional Completion Certificates, and Performance Certificates. • Manage the Defects Notification Period (DNP), including close-out of Contractor defects and liaison with Operators for newly identified defects. • Oversee Final Payment Certificate issuance, including setoffs for deficiencies and retention release. • Contribute to the Project Final Report with a comprehensive summary of contractual issues, variations, and claims.???? Contract Documentation & LOA Process • Collate Letter of Award (LOA) prerequisite documents and complete the LOA Prerequisite Documents Checklist. • Compile full sets of Contract Documents for Contract Execution. • Manage document workflows via Aconex for LOA and contract-related approvals.???? Reporting & Meetings • Contribute to the monthly Project Status Report with commercial and contractual updates. • Lead and participate in Cost and Contract Meetings, PCG Meetings, and Executive Meetings. • Maintain contract registers, variations logs, claims logs, and correspondence trackers.<br> ━━━━━━━━━━━━━━━━━━━━━━━━━ MINIMUM REQUIREMENTS ━━━━━━━━━━━━━━━━━━━━━━━━━ ✅ Education: Bachelor's degree in Quantity Surveying (or equivalent) ✅ Professional Membership: MRICS or CIOB (Required) ✅ Overall Experience: Minimum 15 years in contract management on large-scale construction projects ✅ Similar Project Experience: Minimum 8 years on giga-projects, mixed-use developments, or equivalent complexity ✅ Regional Experience: Minimum 5 years in Saudi Arabia or other GCC countries ✅ Contract Expertise: Demonstrated experience administering FIDIC Red, Yellow, and Green Book contracts, including acting in support of the Engineer's role ✅ Language: Full professional fluency in English (spoken, read, and written)<br> ━━━━━━━━━━━━━━━━━━━━━━━━━ PREFERRED ATTRIBUTES ━━━━━━━━━━━━━━━━━━━━━━━━━• Experience with Managing Contractor / ECI delivery models and GMP arrangements • Exposure to complex claims, delay analysis (using methodologies such as Time Impact Analysis), and dispute resolution • Familiarity with Aconex, Oracle Unifier, or similar PMIS/EDMS platforms • Prior experience on KSA giga-projects (NEOM, Red Sea, Diriyah, Qiddiya, ROSHN, etc.) • Strong negotiation, drafting, and stakeholder management skills • Chartered status (FRICS, FCIOB) is advantageous
