Role Overview Representing the project owner/developer, the Superstructure Manager provides strategic oversight, technical governance, and commercial protection for all structural, envelope, and core engineering works above ground. Rather than direct labor supervision, this role focuses on managing the Main Contractor, structural consultants, and third-party inspectors to ensure the superstructure is delivered on time, within budget, and to the developer's quality and design standards.<br>Key Responsibilities Contractor & Consultant Oversight Act as the client’s primary technical authority for superstructure works, monitoring Main Contractor performance against KPIs and contract terms. Oversee structural design reviews, Value Engineering (VE) proposals, and technical submittals alongside the Lead Structural Consultant. Audit and approve Method Statements, Inspection & Test Plans (ITPs), and lifting/logistic strategies submitted by the contractor. Schedule Management & Milestone Governance Monitor floor cycle times, critical path activities, and key structural milestones (e.g., floor slab pours, core wall progression, structural topping-out). Review, challenge, and approve contractor recovery plans in the event of schedule slip. Coordinate interface dates between the superstructure contractor and key long-lead packages (e.g., facade contractors, MEP vertical risers). Quality Assurance & Risk Mitigation Conduct independent high-level quality audits (concrete mix approvals, steel connection integrity, post-tensioning stressing records, slab tolerances). Ensure third-party testing laboratories and structural peer reviewers carry out required compliance checks. Identify structural risks early and drive proactive mitigation strategies to avoid cost overruns or claims for extension of time (EOT). Commercial & Handover Support Review contractor progress payment applications, variation orders, and claims related to structural works before approval by commercial managers. Support the handover process from superstructure to fit-out/facade packages, ensuring clear snagging procedures and structural sign-offs.<br>Required Qualifications & Experience Attribute Client-Side Requirements Education Bachelor’s degree in Civil Engineering or Structural Engineering (Chartered Engineer status / PE license preferred). Experiencein real estate execution, with Experience working client-side (Developer / PMC) managing large-scale, complex superstructures. Technical Expertise High-level fluency in reinforced concrete, post-tensioning, steel framing, core wall systems, structural interface management, and developer-level quality governance. Contract Management Strong knowledge of FIDIC, JCT, or standard developer construction contracts, claim evaluations, and variation assessments.
