About Eyewa Eyewa is MENA’s leading omnichannel eyewear company, operating across the GCC through a growing network of retail stores and a flagship e-commerce platform. We’re scaling quickly, and our retail footprint is a critical part of our continued growth across Saudi Arabia.<br>The Role We are looking for a commercially minded Leasing Manager to support Eyewa’s retail expansion across Saudi Arabia. You will be responsible for identifying high-potential retail locations, assessing their commercial viability, negotiating lease terms, and managing the leasing process from initial site identification through to contract execution. Working closely with landlords, developers, brokers and internal stakeholders, you will help secure the locations that support Eyewa’s expansion and commercial objectives.<br><br>Key Responsibilities Identify potential retail locations across Saudi Arabia based on market research, customer demographics, accessibility, visibility, footfall and business objectives. Conduct market analysis and feasibility assessments to evaluate the commercial viability of prospective locations. Visit and assess potential sites across priority cities and developments. Build and maintain strong relationships with landlords, mall operators, developers, property owners, brokers and other real estate partners. Negotiate commercially favourable terms, including rent, service charges, rent-free and fit-out periods, rent escalations, exclusivity clauses and other contractual conditions. Manage the full leasing process from initial site identification and evaluation through to negotiation, internal approval, documentation and contract execution. Prepare clear site proposals and recommendations using commercial, demographic, competitor and footfall data. Maintain an active pipeline of potential locations across priority cities and developments. Manage lease renewals, renegotiations, terminations and other matters relating to eyewa’s existing store portfolio. Develop and manage leasing budgets, track associated costs and ensure commercial efficiency. Work closely with Retail, Finance, Legal, Expansion and Projects teams to support timely store openings. Monitor competitor locations, rental trends, upcoming developments and emerging retail real estate opportunities. Maintain accurate lease records, trackers and reporting, providing regular updates to senior management. Ensure all leasing activity complies with internal approval processes and relevant Saudi laws and regulations.<br>What We’re Looking For Bachelor’s degree in Business, Real Estate, Finance or a related field.5+ years of experience in retail leasing, expansion or commercial real estate. Strong tenant-side leasing experience across retail, FMCG, F&B, pharmacy or similar consumer-facing sectors. Good knowledge of the Saudi retail real estate market, including key malls, high-street locations, landlords and developers. A proven track record of identifying commercially attractive locations and negotiating favourable lease terms. Strong negotiation, contract management and relationship-building skills. Commercial and analytical judgement, with the ability to assess site viability and market potential. An established network within the Saudi real estate market would be advantageous. Highly organised, proactive and comfortable managing multiple deals at different stages. Able to work effectively in a fast-paced environment and collaborate with senior and cross-functional stakeholders. Fluent in Arabic and English. Based in Riyadh or Al Khobar, with the flexibility to travel across Saudi Arabia when required.
