مطلوب مهندس مشروع – ممثل المالك Project Engineer – Owner’s Representative نبحث عن مهندس مشروع – ممثل المالك لمتابعة تنفيذ مشروع مبنى سكن موظفين، والتنسيق بين المالك والمقاول والاستشاري والجهات ذات العلاقة، ومتابعة سير الأعمال بالموقع حتى الاستلام والتسليم النهائي للمشروع. المسؤوليات الرئيسية تمثيل المالك في المتابعة اليومية للمشروع والتنسيق بين الإدارة والمقاول والاستشاري والمكتب الهندسي والجهات ذات العلاقة. حضور الاجتماعات الدورية مع المقاول والاستشاري، وإعداد ومتابعة محاضر الاجتماعات وقائمة الإجراءات المطلوبة Action List حتى إغلاقها. متابعة تقدم الأعمال بالموقع ومقارنتها بالبرنامج الزمني المعتمد، والتنبيه المبكر عن أي تأخير أو معوقات تؤثر على التنفيذ. متابعة العمالة والمعدات وتوفر الموارد اللازمة لدى المقاول بما يتناسب مع متطلبات البرنامج التنفيذي. مراجعة المخططات والمواصفات وجداول الكميات بالقدر اللازم لمتابعة التنفيذ والتأكد من أن الأعمال المنفذة تتوافق مع متطلبات المشروع. متابعة واعتماد دورة تقديم المواد والعينات Material Submittals / Samples والتنسيق للحصول على موافقات الإدارة قبل الشراء أو التنفيذ عند الحاجة. متابعة المخططات التنفيذية Shop Drawings والاستفسارات الفنية RFI وطلبات فحص المواد والأعمال MIR/WIR والملاحظات الفنية NCR بالتنسيق مع المقاول والاستشاري. متابعة ملاحظات الاستشاري أو المكتب الهندسي وتقارير زيارات الموقع، والتأكد من قيام المقاول بإغلاق الملاحظات ضمن المدة المطلوبة. التنسيق مع الاستشاري لترتيب زيارات الفحص والاستلام للمراحل المختلفة للمشروع. التنسيق والمتابعة مع «مدن» أو البلدية والجهات المختصة فيما يتعلق بالمشروع والتصاريح والزيارات والمتطلبات ذات الصلة، بالتعاون مع المكتب الهندسي المعتمد عند الحاجة. التأكد من عدم تنفيذ مواد أو أعمال أو تعديلات غير معتمدة، ورفع أي اختلافات أو تعارضات للإدارة والاستشاري قبل التنفيذ. مراجعة نسب الإنجاز الفعلية بالموقع والمساعدة في مراجعة مستخلصات المقاول من الناحية الفنية والكميات المنفذة قبل رفعها للاعتماد. متابعة أوامر التغيير والأعمال الإضافية والمطالبات المحتملة ورفعها للإدارة قبل إصدار أي توجيه للمقاول. إعداد تقرير أسبوعي مختصر للإدارة يوضح نسبة الإنجاز، الأعمال المنفذة، الأعمال المخطط لها، المعوقات، القرارات المطلوبة، الصور، وأهم الملاحظات والمخاطر. التنسيق مع الجهات الداخلية بالشركة للحصول على القرارات والموافقات اللازمة دون تأخير أعمال المشروع. متابعة اختبارات وتشغيل الأنظمة المختلفة والتنسيق بشأن Testing & Commissioning قبل الاستلام. المشاركة في الاستلام الابتدائي وإعداد ومتابعة Snag List / Punch List حتى إغلاق جميع الملاحظات. متابعة استلام مخططات As-Built Drawings، كتيبات التشغيل والصيانة O&M Manuals، الضمانات، شهادات الاختبارات والمستندات المطلوبة عند إقفال المشروع. التنسيق لاستلام المشروع وتسليمه للجهة التشغيلية بعد الانتهاء من الأعمال والمتطلبات النظامية. المؤهلات والخبرة بكالوريوس في الهندسة المدنية أو الهندسة المعمارية. خبرة عملية تقريبًا 3–6 سنوات في تنفيذ أو متابعة مشاريع المباني. يفضل من سبق له العمل في مشروع مبانٍ من مرحلة التنفيذ وحتى الاستلام. القدرة الجيدة على قراءة المخططات المعمارية والإنشائية ومخططات الأعمال الكهروميكانيكية الأساسية. معرفة جيدة بإجراءات التنفيذ والموافقات الفنية والاستلامات بالمشاريع الإنشائية. القدرة على مراجعة جداول الكميات والمواصفات ونسب الإنجاز. إجادة إعداد التقارير ومحاضر الاجتماعات ومتابعة الإجراءات. إجادة استخدام Microsoft Excel وWord وAuto CAD أو البرامج الهندسية ذات العلاقة. إجادة التواصل باللغة العربية، ومستوى جيد في اللغة الإنجليزية الفنية. عضوية/اعتماد مهني ساري لدى الهيئة السعودية للمهندسين. القدرة على التنسيق والتواصل الفعال مع المقاولين والاستشاريين والجهات الرسمية. يعتبر ميزة إضافية خبرة سابقة في أحد المجالات التالية: سكن العمالة – المباني السكنية – المشاريع الصناعية – مشاريع «مدن» – مشاريع Design & Build.
