الغرض من الوظيفة <br><br>يتولى مدير العقود مسؤولية إدارة دورة العقود الإيجارية للأصول العقارية، بما يضمن سلامة إعداد العقود وتشغيلها وتوثيقها ومتابعة تنفيذها وفق السياسات والإجراءات المعتمدة ومصفوفة الصلاحيات والمتطلبات النظامية ذات العلاقة.ويهدف الدور إلى ضمان دقة وسلامة البيانات والوثائق التعاقدية، وإدارة الالتزامات والحقوق التعاقدية، ومتابعة عمليات التجديد والتعديل والإنهاء والإخلاء، وتعزيز الامتثال والرقابة على العمليات التعاقدية، والحد من المخاطر والتباينات المالية والتشغيلية، بما يسهم في حماية مصالح الشركة، والمحافظة على استمرارية الإيرادات، تحسين جودة البيانات ودعم اتخاذ القرارات المتعلقة بإدارة المحفظة العقارية وتعظيم كفاءة استثمار الأصول<br>.<br>المهام والمسؤوليات الرئيسيةالعقود الإيجارية:الإشراف على إدارة دورة العقود الإيجارية بدءاً من إعداد العقد حتى اعتمادها .مراجعة عقود التأجير والملاحق والاتفاقيات المرتبطة بها والتأكد من اكتمالها واعتمادها وفق الصلاحيات المعتمدة.مراجعة الشروط الخاصة والملاحق التعاقدية والتأكد من توافقها مع الأنظمة والسياسات والإجراءات المعتمدة.الإشراف على توثيق العقود في منصة إيجار والأنظمة ذات العلاقة.إدارة تشغيل العقود في أنظمة إدارة الأملاك وربطها بالوحدات العقارية وملفات المستأجرين وتحديث حالتها التعاقدية.الإشراف على إعداد جداول الدفعات والاستحقاقات المالية والتأكد من توافقها مع بنود العقد وآليات السداد المعتمدة.ضمان تطابق بيانات العقود بين الأنظمة الداخلية والمنصات الحكومية ومعالجة أي فروقات أو تعارضات.إصدار واعتماد إشعارات تشغيل العقود للإدارات المعنية بعد استكمال جميع المتطلبات النظامية والتشغيلية.متابعة تواريخ العقود ومتابعة الاشعارات الخاصة بالتجديد ،الانهاء والالتزامات التعاقدية.الإشراف على إجراءات تجديد العقود وتحليل العقود قبل التجديد من حيث القيمة الإيجارية وسجل المستأجر ومستوى الالتزام.مراجعة ودراسة طلبات تعديل العقود والتأكد من استكمال الموافقات النظامية وتحديث الأثر المالي والتشغيلي للعقد.تقييم الحالات التعاقدية الخاصة مثل التنازل عن العقد أو تعديل المساحات أو منح الاستثناءات ورفع التوصيات اللازمة بشأنها.التنسيق مع الإدارات ذات العلاقة لضمان تكامل الجوانب التجارية والتشغيلية والمالية قبل اعتماد القرارات التعاقدي<br>ة.<br>إدارة المخاطر والالتزام التعاقدي:متابعة التزام المستأجرين ببنود العقود وتوثيق حالات الإخلال أو المخالفات أو التجاوزات التعاقدية.تحديد المخاطر التعاقدية وتحليل آثارها ورفع التوصيات المناسبة لمعالجتها والحد من تأثيرها.التنسيق مع الإدارة القانونية في القضايا والنزاعات والمطالبات الناشئة عن العقود الإيجارية.ضمان الامتثال للأنظمة العقارية والسياسات الداخلية والضوابط المعتمدة.التأكد من استكمال إجراءات تصفية المستحقات المالية واسترداد الضمانات وإقفال الالتزامات التعاقدية.متابعة وتحديث حالة العقد والوحدة في الأنظمة المعتمدة.التقارير وتحليل الأداء:إعداد التقارير الدورية والتنفيذية المتعلقة بالعقود والتجديدات ، الإنهاءات والتعثرات والمخاطر التعاقدية.تحليل البيانات التعاقدية وتحديد فرص تحسين الإيرادات ورفع كفاءة إدارة العقود.مراقبة جودة البيانات التعاقدية وضمان دقتها وموثوقيتها لدعم اتخاذ القرار.إدارة الفريق:قيادة وتطوير فريق العقود وتوزيع المهام ومتابعة الأداء.رفع كفاءة الموظفين من خلال التدريب والتوجيه وتطوير المعرفة التعاقدية.تعزيز ثقافة الالتزام والحوكمة والجودة في إدارة العق<br>ود.<br>المؤهلات والخبراتالمؤهلات (التعليم والشهادات):درجة البكالوريوس في إدارة الأعمال أو في المجالات ذات الصلة.الخبرات:خبرة 8 سنوات أو أعلى في مجال إدارة عقود التأجير.مهارات ممتازة في التواصل، والعلاقات الشخصية، والتفاوض.إجادة اللغة العربية والإنجليز<br>ية .
