Job Summary The Public Relations Field Specialist is responsible for managing field-based interactions with government entities, banks, and external organizations, while maintaining strong relationships within the real estate sector. Location: Jeddah, Saudi Arabia Level: Director / Senior Leadership<br>Role Overview Lead the asset management strategy and performance of a large-scale live destination, ensuring that the destination's real estate assets are commercially viable, operationally efficient, financially sustainable and capable of delivering an exceptional visitor experience. The role will oversee the full asset lifecycle from operational readiness and stabilization through to optimization, repositioning and long-term value creation. The position will work closely with Operations, Facilities Management, Leasing, Hospitality, Development, Finance, Commercial and Marketing teams to maximize asset performance and destination value.<br>Key Responsibilities1. Asset Strategy & Value Creation Develop and implement asset management strategies aligned with the destination's overall business plan and investment objectives. Maximize the financial, operational and strategic value of the destination's real estate assets. Develop asset business plans, annual operating plans and long-term asset strategies. Identify opportunities for asset enhancement, repositioning, redevelopment and revenue growth. Monitor asset performance against approved investment and business plans. Conduct benchmarking and market analysis to identify opportunities to improve asset competitiveness.<br>2. Financial & Commercial Performance Own asset-level budgets, forecasts, Cap Ex and OpEx planning in collaboration with Finance and Operations. Monitor revenue, operating costs, NOI, EBITDA and other asset performance indicators. Identify opportunities to optimize operating expenditure while maintaining service quality and visitor experience. Evaluate investment proposals, business cases and feasibility studies for asset enhancement initiatives. Support commercial strategies covering leasing, hospitality, retail, entertainment, F&B and other destination revenue streams.<br>3. Live Destination Operations Work closely with the Operations and FM teams to ensure assets are operated safely, efficiently and in accordance with agreed service standards. Monitor the operational performance of buildings, public realm, infrastructure, utilities and supporting facilities. Establish asset performance KPIs, SLAs and reporting frameworks. Ensure operational issues, asset risks and performance gaps are identified and addressed. Support operational readiness, mobilisation, opening and transition into live operations.<br>4. Asset Performance & Lifecycle Management Establish asset lifecycle strategies covering maintenance, refurbishment, replacement and capital investment. Monitor asset condition, performance, reliability and remaining useful life. Develop Cap Ex prioritization frameworks based on asset criticality, business impact and return on investment. Partner with Development and Project teams on major capital projects and asset enhancement initiatives. Ensure projects transition effectively from development/construction into operational asset management.<br>5. Visitor & Destination Experience Ensure asset performance supports a high-quality visitor and customer experience. Work with Operations, Hospitality, Retail, Entertainment and Marketing teams to improve footfall, dwell time, customer satisfaction and destination attractiveness. Monitor customer experience KPIs and identify opportunities for improvement. Ensure the physical environment and supporting assets meet the destination's brand and experience standards.<br>6. Risk, Compliance & Governance Identify and manage strategic, operational, financial and asset-related risks. Establish asset risk registers and mitigation plans. Ensure compliance with relevant regulatory, HSE, operational and property requirements. Establish appropriate governance, reporting and escalation mechanisms. Stakeholder & Operator Management Manage relationships with internal stakeholders, asset operators, FM providers, tenants, hospitality operators, contractors and government entities. Establish performance agreements and governance mechanisms with operating partners. Lead regular asset performance reviews and drive corrective actions. Present asset performance, risks and strategic recommendations to senior management.<br>Candidate Profile Bachelor's degree in Real Estate, Business, Finance, Engineering, Property Management, Asset Management or related discipline.10–15+ years of relevant experience in asset management, property management, real estate, destination management or large-scale operational assets. Proven experience managing large-scale mixed-use, hospitality, retail, leisure, entertainment or live destination assets. Strong understanding of real estate asset management, financial performance, Cap Ex/OpEx, asset lifecycle and operational performance. Experience working with FM, engineering, operations, hospitality, retail or other asset operators. Strong commercial and financial acumen, including budgeting, forecasting and business-case development. Experience with asset performance reporting, KPIs and strategic planning.
