<p >Qiddiya Investment Company is seeking a <strong >Development Director - Villas & Townhouses - Residential</strong> to manage the planning and development of significant residential projects within its portfolio. This full-time role involves overseeing the entire development lifecycle, from initial feasibility and business planning to product definition, design, procurement, construction, sales readiness, and handover. The successful candidate will lead assigned developments and collaborate with various internal and external teams to ensure commercial success and alignment with business objectives.</p>

<li >Present project updates, recommendations, and key decisions to senior leadership and governance committees.</li>
<li >Facilitate alignment across stakeholders on major development decisions.</li>
<li >Manage project governance requirements and stage-gate approvals.</li>
<li >Track key project risks, opportunities, and decisions throughout the development lifecycle.</li>
<li >Prepare investment papers, committee submissions, and executive presentations.</li>
<li >Ensure projects comply with approved governance processes and reporting requirements.</li>

<li >Over 10 years of experience successfully leading residential developments through key stage-gates and approvals.</li>
<li >Demonstrated ability to deliver commercially viable projects aligned with approved business plans.</li>
<li >Proven track record of making strong development decisions related to product strategy, phasing, budget, and project delivery.</li>
<li >Experience building strong relationships across development, design, cost, delivery, and sales functions.</li>

<li >Experience acting as a trusted development lead for senior stakeholders.</li>
<li >Strong experience leading residential developments from early stages, encompassing more than just design or delivery.</li>
