<p><strong>Director of Real Estate Development Project Management</strong></p><p>A leading real estate development company in the Kingdom of Saudi Arabia, operating with an integrated operational system from investment opportunities, design, licensing, and contracting, through to execution, marketing, sales, post-sales, and facility management.</p><p>We are seeking a strategic leader to lead the entire real estate development project management ecosystem, bridging all departments and project-related teams in accordance with approved company policies, procedures, and authorities.</p><p><strong>Key Responsibilities</strong></p><ul><li>Establish and activate the Project Management Office (PMO) and apply PMI/Prince2 methodologies across all projects.</li><li>Lead the real estate project portfolio: Manage the balance between projects in terms of geographical distribution, product type, timeline phase, risk, and return.</li><li>Centralized financial control over the portfolio: Monitor budgets, payment disbursements, and cash flow redistribution.</li><li>Portfolio risk management: Aggregate risk registers from each project, identify shared risks, and establish centralized contingency plans.</li><li>Supervise the entire project lifecycle: From investment opportunity and acquisition, through design, contracting, and execution, to handover, closure, and facility management, while ensuring quality control across all stages.</li><li>Represent the developer: Ensure all project managers under their leadership align under a unified vision and consistent policies.</li><li>Manage major disputes with contractors and consultants, engaging in direct negotiation to safeguard the company's interests.</li><li>Prepare portfolio performance reports (Portfolio Dashboard) for the CEO and Board of Directors.</li><li>Evaluate and develop project managers, building a second line of leadership.</li><li>Ensure compliance with relevant regulations, the Real Estate General Authority, Civil Defense, municipalities, etc.</li><li>Extensive experience in the Saudi market and contracting sector.</li><li>Supervise and conduct frequent site visits to company projects across various cities in Saudi Arabia.</li></ul><p><strong>Required Qualifications</strong></p><ul><li>Bachelor's degree in Engineering (Civil/Architectural) — Master's degree in Project Management or Real Estate Development preferred.</li><li>15+ years of experience in real estate development project management and contracting, including 5 years in a leadership position.</li><li>Experience in managing a project portfolio and establishing/activating a PMO.</li><li>PMP certification (mandatory); RMP, ISO, BIM, FIDIC certifications are preferred.</li><li>Proficiency in Primavera P6, MS Project, Advanced Excel, Power BI, AutoCAD, Revit, BIM.</li><li>Deep understanding of real estate financial modeling (NPV, IRR, Payback).</li><li>Thorough knowledge and familiarity with the Saudi Building Code and regulations related to project management.</li><li>Fluency in Arabic and English.</li></ul><p><strong>#RealEstateDevelopment #ProjectManagement #PMO #Leadership #RealEstateInvestment #SaudiArabia #Vision2030</strong></p>
