Title: Policy Governance Senior Manager Department: Policy Governance & Assurance Location: Riyadh <br> Core Responsibilities: <br>Lead end-to-end review and governance of policy structures and content, ensuring alignment with regulatory requirements, best practices, and the bank’s Delegation of Authority (DoA), while driving consistency and reducing duplication across all policies. Oversee maintenance of pumps, valves, pipework, and associated infrastructure.<br>Lifts & Escalators:Manage maintenance contracts and in-house works for all vertical transportation assets (lifts, escalators, dumbwaiters). Ensure statutory inspection and testing obligations are met and certification is current. Monitor performance, breakdowns, and contractor response times against SLAs.<br>Low Current Systems & BMS:Oversee maintenance of low current systems including CCTV, access control, fire alarm, PA/VA, structured cabling, and data networks. Manage the Building Management System (BMS) — including monitoring, fault diagnosis, and optimisation of building performance. Coordinate upgrades and integration of new systems into the BMS.<br>Civil Works & Building Fabric:Manage planned and reactive maintenance of civil and building fabric elements including structure, roofing, flooring, finishes, doors, and glazing. Coordinate minor civil and repair works and ensure quality of workmanship meets standards. Liaise with projects team on refurbishment and modification works impacting building fabric.<br>Maintenance Planning:Develop and maintain a comprehensive PPM schedule across all trades and asset types using a CAFM/CMMS system. Analyse maintenance data to identify recurring faults, ageing assets, and opportunities for improvement. Produce maintenance performance reports including KPIs, work order completion rates, and asset availability. Manage spare parts inventory, procurement, and stock control for critical assets.<br>Team & Contractor Management :Lead, develop, and performance-manage a multi-trade maintenance team. Manage subcontractor performance and specialist maintenance contracts. Ensure all maintenance activities are carried out safely, in compliance with HSE standards and permit-to work procedures.<br>Experience & Qualifications<br>15+ years in building/facilities maintenance, with at least 5+ years in a management role. Strong technical background across multiple trades (MEP preferred). Degree in Mechanical, Electrical, or Building Services Engineering. Recognised maintenance or FM qualification (e.g., BIFM, City & Guilds, CIBSE) is advantageous. Proficiency in CAFM/CMMS systems. Demonstrated experience managing large teams.<br>Skills & Competencies<br>In-depth technical knowledge of MEP systems, BMS, and building fabric. Strong planning and organisational skills with a methodical approach to maintenance management. Ability to lead and motivate multi-disciplinary technical teams. Data-driven mindset with the ability to analyse maintenance metrics and drive improvements.
