Overview Knight Frank is seeking an experienced Project Director to act as the Client's senior representative, leading the team responsible for the successful delivery of a landmark super high-rise tower development in Riyadh.<br>Operating within Knight Frank's Programmes service line, this role carries executive responsibility for managing the Client's interests throughout the project lifecycle, ensuring the project is delivered safely, within budget and to the highest international quality standards.<br>The successful candidate will lead multidisciplinary consultant teams, manage complex stakeholder relationships and provide strategic leadership across all phases of the development. Drive schedule optimisation while maintaining quality and commercial objectives.<br>Design Management Lead the management and coordination of the full design consultant team throughout all project stages. Ensure architectural and engineering designs satisfy the Client's commercial, operational and technical objectives. Manage design interfaces between multiple disciplines and specialist consultants. Oversee design review workshops and value engineering initiatives. Ensure design deliverables are coordinated, buildable and aligned with project objectives.<br>Commercial & Contract Management Oversee contract administration under FIDIC and other recognised forms of contract. Review consultant recommendations relating to contractor payment applications, variations and claims. Protect the Client's commercial position through proactive contract administration and change control. Lead high-level commercial discussions with contractors and consultants. Ensure transparent commercial reporting and financial governance.<br>Stakeholder & Consultant Management Build and maintain exceptional relationships with the Client, project stakeholders and executive leadership teams. Translates the Client’s cultural mandate and the Group’s investment objectives into disciplined, year-round venue operations across all operating modes, while ensuring compliance with governance requirements, contractual obligations and long-term operational sustainability.<br>Key Responsibilities• Own delivery of the full operating mandate and the multi-year term strategy, including the Years 1–2 Pilot Period mobilisation, handover and stabilisation plan.• Act as the single accountable executive across the four operating layers, integrating all functions through the Operating Company as one system rather than disconnected vendors.• Steward the Venue as a Group investment — protecting asset value, driving utilisation and commercial performance, and reporting returns to the Group.• Lead the Operating Company’s participation in the three governance committees (Joint Governance; Programming, Marketing & Brand; Commercial & Partnerships) and secure all required Client approvals.• Direct transitions between Normal Mode (Operating Company authority) and Festival Mode (Client-led, Operating Company delivery), ensuring readiness at 90/30 days and structured post-event reset.• Approve annual operating plans, budgets and the annual reset mechanism; own performance against the KPI scorecard.• Set leadership, culture, accountability and safety standards for the senior team and wider organisation, and manage engagement of the Group’s shared-service business partners.• Lead enterprise risk management, business continuity and organisational resilience across all operating modes.• Build strategic relationships with government entities, cultural institutions and key stakeholders to support the long-term success of the Venue.• Ensure compliance with concession obligations, governance requirements and approved operating frameworks.<br>Key Relationships & Interfaces• The Client — institutional principal: primary executive interface and committee member.• The parent Group — investor: investment reporting and access to shared-service business partners (HR, IT, procurement, legal, risk, finance, government relations).• Government authorities, cultural partners and key subcontractors / approved vendors.<br>Performance Measures (KPIs)• Pilot Period mobilisation and operational stabilisation.• Governance compliance and Client satisfaction.• Venue utilisation and commercial performance.• Budget delivery and EBITDA performance.• Health, safety and operational resilience.<br>Qualifications & Experience• 15+ years in large-venue, cultural, hospitality or destination leadership, including 5+ in a GM / Director / CEO role.• Experience leading PPP / Concession / Destination Operations.• Proven single-point accountability for multi-function operations, budgets and subcontractor ecosystems.• Experience delivering complex cultural or experiential projects, ideally in the region / Saudi market.• Strong financial governance, stakeholder diplomacy and P&L ownership; Master’s degree preferred; Arabic an advantage.

You will often be required to present to the highest-ranking officials within the government of Saudi Arabia and Informa. An uniquely fast-paced role, to succeed, you will need to thrive in a high-pressure environment and be prepared to work in alignment with the demands of the event. <br><br>You will be expected to develop, direct and successfully execute a strategy for the ongoing development of events in line with the targets set by Tahaluf and our key strategic partners. Strategy will need to be aligned to the global strategic objectives for the Tahaluf brand. <br><br>The Exhibition Director will also be ultimately responsible for digital and physical sales, visitor marketing, conference and content development and onsite show operations. Become an ambassador of events, developing key relationships with clients, industry bodies, business leaders and suppliers. Maintain a strong & dynamic partnership with the Commercial Director, collaborating with them to ensure team & sales agents are focused, motivated and ably positioned to deliver on agreed goals. Successfully manage internal stakeholder relationships Establish a successful and trusted leadership partnership with the AVP and EVP. In partnership you will work on strategy, financial (budget & QF processes) and exploiting global opportunities for the growth of the event brand. Develop and implement rolling strategic plan Continue to position and maintain the show as the definitive event in its market, strengthening market share and brand identity. Create, manage and deliver an annual budget and quarterly forecast Define focus and profile of the event in line with the needs of the industry and user communities. Create an environment in which people can be motivated, valued and successful. Development of staff within the portfolio, including regular appraisals in line with company guidelines. <br><br>Qualifications<br><br> What you will bring:<br><br>Solid experience as an Exhibition Director, preferably in the B2B sector. Demonstrable strategic thinking and strategic planning experience. Strong business acumen and experience in reporting, budgeting and forecasting. Excellent interpersonal, communication and presentation skills. Strong networking ability and highly collaborative. Able to form and capitalise on key industry relationships and build long-term relationships with customers. A thorough understanding of the Exhibitions industry, including the competitive landscape. Ability to absorb current affairs and the political dynamics affecting the event sectors, as well as industry trends and design directions. Demonstrable experience of responding to key industry dynamics through event strategies and tactics to ensure you stay ahead of markets and competition. A creative and intuitive approach. Can provide examples of taking market intelligence and applying it to Show content, creating unique/challenging visitor experiences, and/or developing intelligent multi-platform brand extensions, nationally or internationally.
