Job Title: Planning & Controlling Manager
Company Description
Sumou Global Investment (SGI), the principal investor within Sumou Group, leverages substantial assets and a significant land bank to drive strategic growth and long-term value across the region. SGI focuses on advancing business development and fostering innovation across its affiliated companies. It serves as a key link between entities such as Sumou Real Estate, Adeer Real Estate, Sumou Holding, and Bona Company. By creating synergy across all business lines, SGI supports a dynamic, growth-oriented environment for professionals seeking impact-driven careers. Main Role Purpose
Establish and personally operate SGI’s planning and project controls function across assigned projects and the wider portfolio. The role is accountable for developing and maintaining reliable project schedules, measuring actual progress, forecasting outcomes, driving recovery actions, and preparing decision-oriented monthly reports for the CEO, fund managers, capital partners, and their advisors.
Scope & Context
Hands-on individual-contributor role: the role holder will initially have no Planning Engineer, scheduler, reporting analyst, or coordinator supporting the function and must personally prepare and maintain the schedules, dashboards, analyses, and monthly reports. Portfolio coverage: support SGI projects across residential, commercial, hospitality, mixed-use, infrastructure, and other real-estate asset classes, from early development through design, procurement, construction, and handover. Independent controls viewpoint: work closely with Project Directors, consultants, contractors, and cost advisors while independently validating reported progress, forecasts, and risks on behalf of SGI management. Function-building mandate: develop the procedures, templates, systems, and reporting discipline required for the future expansion of SGI’s project controls and PMO capability.
Key Responsibilities
Hands-On Schedule Development: personally build project schedules from first principles using Primavera P6 and/or Microsoft Project. Develop the WBS, activity logic, calendars, durations, milestones, interfaces, constraints, critical path, float analysis, and stage-gate structure covering development, design, authority approvals, procurement, construction, testing, handover, and close-out. This is not limited to consolidating schedules prepared by others. Baseline and Integrated Planning: prepare and maintain SGI’s approved master schedule for each project and the integrated portfolio milestone plan. Ensure alignment with approved business cases, contractual milestones, design deliverables, procurement packages, construction sequencing, and required completion dates. Progress Measurement and Schedule Updates: define progress measurement methods, collect and verify updates from internal and external parties, update schedules directly, perform planned-versus-actual analysis, and maintain auditable schedule narratives and supporting records. Forecasting, Recovery, and Early Warning: identify slippage and emerging constraints early, forecast milestone and completion dates, develop recovery and mitigation scenarios, evaluate their practicality, and monitor implementation of agreed corrective actions. Monthly Executive and Fund Reporting: personally compile, analyze, write, and issue complete monthly project reports for the CEO and fund managers/ITC. Reports shall include an executive summary, milestone status, planned-versus-actual progress, schedule variance, critical path, forecast completion, look-ahead activities, design/authority/procurement/construction status, validated cost and cash-flow inputs, IPC/payment status, key risks, changes, claims, recovery actions, decisions required, and relevant progress photographs. Cost, Cash Flow, and IPC Alignment: coordinate with Project Directors, Finance, QS/cost consultants, and fund representatives to align schedule progress with approved budgets, cash-flow forecasts, commitments, and IPC status. Flag inconsistencies between physical progress, certified value, and forecast expenditure. Claims, EOT, and Change Support: provide schedule analysis, contemporaneous records, delay narratives, and time-impact support for claims, extensions of time, change requests, and contractual assessments, without assuming commercial approval authority outside the approved DoA. Project Controls Governance: establish and maintain SGI planning procedures, schedule coding standards, reporting calendars, data cut-off dates, templates, progress rules, baseline-control protocols, and escalation thresholds.
Typical Key Tasks / Activities
Create the initial development and delivery schedule for every assigned project directly in Primavera P6 or Microsoft Project, including all required logic and milestones. Update each project schedule at the agreed weekly/monthly cut-off and maintain the approved baseline, current programme, and recovery versions. Chair or support schedule-update meetings and challenge unsupported progress percentages, unrealistic dates, open-ended activities, excessive constraints, and defective logic. Prepare CEO-level executive dashboards and the detailed monthly fund/ITC reporting pack without relying on another staff member to draft the schedules, charts, analysis, or report narrative. Maintain portfolio milestone trackers, design and authority approval trackers, procurement schedules, constraints logs, risk registers, and recovery-action logs. Attend project meetings and site visits as required to validate reported progress and obtain reliable information for schedules and reports. Support Project Directors in preparing decision papers, management presentations, and schedule-related recommendations.
Decision Rights
Establish and maintain SGI planning methodologies, WBS/coding structures, progress measurement rules, reporting templates, and monthly cut-off calendars. Request and challenge schedule, progress, risk, cost, and reporting inputs from internal teams, consultants, contractors, and advisors. Recommend acceptance, rejection, or conditional acceptance of baseline programmes, updated programmes, recovery plans, and schedule-related EOT narratives. Escalate critical delays, unrealistic forecasts, missing information, non-compliance, and decisions that threaten project milestones, budget, or fund obligations. No unilateral authority to approve payments, claims, variations, EOTs, budget changes, or contractual commitments unless specifically delegated through SGI’s DoA.

Key Interfaces
Internal: CEO and executive management; Asset Delivery leadership; Project Directors; Design & Engineering; Site/Client Representatives; Finance; Commercial/QS; Procurement & Contracts; Document Management; Marketing and Sales, where relevant. External: fund managers, capital partners, ITC and fund advisors; design and supervision consultants; cost consultants; contractor and subcontractor planners; operators; authorities and specialist advisors, as required.
Key Recurring Outputs
Detailed project master schedules and approved baseline programmes prepared and maintained directly by the role holder. Integrated portfolio master schedule and milestone dashboard. Monthly CEO project/portfolio performance report. Detailed monthly fund manager / ITC project report and supporting schedule narrative. Critical-path analysis, completion forecast, milestone variance, and 30/60/90-day look-ahead. Schedule analysis and records supporting claims, EOTs, and management decisions.
Success Measures
Schedule ownership and reliability: all required schedules are personally prepared, logically sound, baselined, updated on time, and accepted with minimal correction; forecast dates demonstrate improving accuracy. Reporting quality and timeliness: CEO and fund/ITC monthly reports are issued by the agreed deadline, are complete and decision-oriented, and require minimal management rework. Early-warning and recovery effectiveness: material slippages and constraints are identified early, escalated with clear impact analysis, and supported by practical mitigation or recovery recommendations. Portfolio visibility and governance: management has consistent, auditable, and current information on milestones, critical risks, progress, forecasts, and decisions required across the portfolio.
Required Qualifications & Core Competencies
Education: Bachelor’s degree in Engineering, Architecture, Construction Management, Project Management, or a closely related discipline. Experience: typically 8–12 years in project planning and controls, including at least five years of direct, hands-on responsibility for building and maintaining detailed schedules on major real-estate, mixed-use, hospitality, commercial, residential, infrastructure, or construction projects. Primavera P6: advanced practical proficiency is mandatory. The candidate must be capable of creating a complete schedule from a blank file, not only reviewing or updating programmes prepared by others. Reporting: proven ability to personally prepare high-quality monthly project reports, executive summaries, dashboards, S-curves, variance analyses, and management presentations for senior executives, clients, funds, or boards. Digital tools: advanced Microsoft Excel and Power Point skills; strong Microsoft Project capability; Power BI or similar dashboarding experience is preferred. Technical knowledge: strong understanding of critical path methodology, progress measurement, schedule risk, recovery planning, cost/schedule integration, cash flow, IPCs, change control, claims, and EOT principles. Communication: excellent written and spoken English, with the ability to write clear executive and fund-facing reports. Arabic is an advantage. Certifications: PMP, PMI-SP, AACE PSP, or equivalent professional certification is preferred.
AI Agents Operator — Content Generation (Arabic Speaker)
Role Overview The AI Agents Operator — Content Generation (KSA) is a specialist role at the heart of Dar Global's Arabic-language social media operation. This individual deploys, governs, and continuously optimizes autonomous AI agent pipelines that produce high-quality, culturally authentic Arabic-language content across all social media platforms for Dar Global's Saudi and GCC markets. The postholder operates at the intersection of advanced AI agent technology and deep Arabic linguistic and cultural expertise. They are not a translator — they are the originating Arabic voice of Dar Global's brand in the Kingdom, responsible for ensuring that all AI-generated content resonates with Saudi audiences, aligns with Vision 2030's cultural direction, adheres to the Saudi General Commission for Audiovisual Media (GCAM) and the Saudi Data and Artificial Intelligence Authority (SDAIA) guidelines, and meets the Group's PDPL obligations.
Key Responsibilities Arabic-Language AI Agent Pipeline Management• Design and deploy AI agent workflows optimized for Arabic-language content generation, including MSA and Khaleeji-register outputs tailored to platform and audience context.• Build and maintain Arabic prompt libraries and system instruction sets that enforce Dar Global's brand voice, tone, and cultural standards for the KSA market.• Configure multi-step content agents that autonomously research, draft, review (for cultural sensitivity), and prepare Arabic-language assets — copy, captions, hashtag sets, and short-form scripts — for approval and publication.• Integrate Arabic-language content pipelines with platform APIs (Meta, X, Snapchat, Tik Tok, You Tube) to support automated scheduling and publishing across KSA-focused channels.• Evaluate and iterate on Arabic LLM outputs (GPT-4o, Jais, Claude, or equivalent) to identify and remediate grammatical inaccuracies, cultural missteps, or brand deviations before publication.
Cultural Authenticity & Saudi Market Localisation• Ensure all AI-generated content reflects Saudi cultural values, Islamic principles, and the aspirational narrative of Vision 2030 as it applies to Dar Global's luxury real estate positioning.• Develop market-specific content strategies for Dar Global's KSA portfolio, including projects situated within or adjacent to giga-project zones such as NEOM, The Red Sea Project, Diriyah Gate, and Qiddiya.• Adapt international campaign briefs into culturally resonant Arabic content — not direct translation, but genuine cultural origination — ensuring relevance for Saudi HNWI (High Net Worth Individual) audiences.• Monitor KSA social media trends, emerging Arabic hashtags, and platform-specific behaviors (particularly Snapchat and X, which index highly in the Saudi market) to inform agent content strategy.• Manage bidirectional content localization — producing Arabic-origin content for Arabic audiences and adapting Arabic campaign narratives into English for international audiences where required.
Regulatory Compliance & Content Governance• Ensure all AI-generated Arabic content adheres to GCAM (General Commission for Audiovisual Media) advertising standards and real estate marketing regulations applicable in KSA.• Maintain compliance with SDAIA guidelines on the ethical use of AI in content production and data handling.• Flag any AI-generated content that may conflict with Saudi cultural, religious, or regulatory standards for review before publication — maintaining a zero-tolerance approach to non-compliant content.• Work with the Social Media AI Agents Lead and the Head of AI to maintain a live content guardrail and escalation register specific to KSA regulatory requirements.
Platform Management & Content Operations• Manage the Arabic-language content calendar for all KSA-facing social channels, including Instagram, X (formerly Twitter), Snapchat, Tik Tok, Linked In, and You Tube.• Oversee agent-driven A/B testing of Arabic content variants — testing register (formal MSA vs. conversational Khaleeji), format (carousel, reel, story), and CTA language — and implement data-driven improvements.• Collaborate with the Media Activation & Performance Operator to ensure Arabic-language organic content and paid campaign copy are aligned and optimized.• Brief and coordinate with external Arabic creative and photography/videography partners where AI-generated assets are supplemented by human-produced content.
Quality Assurance & Editorial Oversight• Apply rigorous editorial review to all AI-generated Arabic outputs before publication — assessing grammatical accuracy, stylistic register, factual correctness, and cultural appropriateness.• Maintain an Arabic content quality scoring framework, conducting regular audits of agent output against brand and cultural standards.• Document all identified AI-generated Arabic content errors or cultural missteps in the agent incident log, and feed learnings back into prompt and guardrail engineering.• Act as the final Arabic-language authority within the social media AI agents team — the definitive voice on whether a piece of Arabic content meets Dar Global's standards
Skills & Competencies
Technical Skills• Hands-on experience with AI agent frameworks and LLM platforms — Lang Chain, CrewAI, n8n, Make.com, or equivalent — with a specific focus on Arabic-language content generation workflows.• Advanced Arabic prompt engineering skills: ability to craft, test, and iterate system prompts, few-shot examples, and instruction sets that produce high-quality Arabic text at scale.• Proficiency in evaluating and selecting Arabic-capable LLMs, including awareness of Arabic-native models such as Jais (G42/Mohamed bin Zayed University) and Arabic-fine-tuned variants of major models.• Experience with social media management platforms: Hootsuite, Sprout Social, or equivalent, with specific knowledge of Arabic-language platform settings (RTL rendering, character limits for Arabic, etc.).• Familiarity with UTM tracking, social analytics platforms, and interpreting Arabic-market audience data from Meta Business Suite, Snapchat Ads Manager, and Tik Tok for Business.• Working knowledge of Adobe Creative Suite, Canva, or equivalent tools for reviewing and light-editing AIgenerated visual assets with Arabic text overlays. Cultural & Market Competencies• Deep understanding of Saudi society, culture, and values — including Islamic principles as they apply to commercial communication, gender representation, and luxury lifestyle marketing.• Familiarity with Saudi Vision 2030's key pillars — economic diversification, tourism, cultural heritage, and the luxury residential and hospitality mega-project pipeline — and their relevance to Dar Global's brand positioning.• Knowledge of the KSA luxury real estate buyer profile: Saudi HNWIs, GCC investors, and the emerging Saudi professional class, including their content consumption behaviours and platform preferences.• Understanding of KSA-specific social media culture: the prominence of Snapchat (one of the highest per-capita usage rates globally), the role of X/Twitter as a public discourse platform, and the rapid growth of Tik Tok among Saudi youth. Behavioural Competencies• Editorial rigour — able to hold AI-generated Arabic content to the same standard as a senior Arabic copywriter, with no tolerance for imprecise language or cultural missteps in published content.• Culturally confident — able to make independent judgements on the cultural appropriateness of content and escalate proactively when content sits in a grey area.• Technically curious — actively engaged with the rapidly evolving Arabic AI landscape and committed to evaluating new tools and models as they emerge.• Commercially minded — understands that content is ultimately in service of lead generation and property sales for Dar Global's KSA portfolio, and calibrates tone and messaging accordingly.• Collaborative — able to work effectively with the global Dar Global marketing team, the Social Media AI Agents Lead, regional market teams, and external creative partners.

Qualifications & Experience• Minimum 3–5 years' experience in Arabic-language digital marketing, social media content creation, or AI-assisted content production.• At least 1–2 years' demonstrable experience operating AI agent systems or LLM-based content workflows in a professional context.• Proven track record of producing high-quality Arabic-language content for luxury, real estate, or premium consumer brands — a portfolio of published Arabic social media work is required.• Experience working in or with the KSA market, with a strong understanding of the regulatory, cultural, and commercial landscape. Saudi national or KSA-resident candidates are strongly preferred.• Fluency in Arabic (native or near-native) is essential. Business-level English is required. Additional Gulf Arabic dialect proficiency is an advantage.
