Senior Maintenance Manager – Hard Services North Jeddah, Saudi Arabia <br>Role Purpose<br>Manages the full spectrum of building and infrastructure maintenance operations across all technical trades. Responsible for ensuring assets are maintained to the highest standards of safety, reliability, and performance through robust planned preventive maintenance (PPM), reactive maintenance, and a disciplined maintenance planning function.<br>Key Responsibilities<br>HVAC & Mechanical Systems:Oversee the operation, maintenance, and performance of all HVAC systems including AHUs, chillers, cooling towers, FCUs, and VRF/VRV units. Ensure compliance with manufacturer specifications and industry standards for all mechanical plant. Drive energy efficiency through optimal HVAC system management.<br>Electrical Systems:Manage maintenance of medium and low voltage electrical infrastructure including switchgear, transformers, UPS, generators, and distribution boards. Oversee testing and inspection programmes for electrical installations in line with regulatory requirements. Coordinate planned outages and ensure safe isolation procedures (LOTO) are followed at all times.<br>Plumbing & Hydraulics:Manage all plumbing and hydraulic systems including domestic water, drainage, fire suppression, and pumping systems. Ensure Legionella management plans and water hygiene programmes are maintained and documented. Oversee maintenance of pumps, valves, pipework, and associated infrastructure.<br>Lifts & Escalators:Manage maintenance contracts and in-house works for all vertical transportation assets (lifts, escalators, dumbwaiters). Ensure statutory inspection and testing obligations are met and certification is current. Monitor performance, breakdowns, and contractor response times against SLAs.<br>Low Current Systems & BMS:Oversee maintenance of low current systems including CCTV, access control, fire alarm, PA/VA, structured cabling, and data networks. Manage the Building Management System (BMS) — including monitoring, fault diagnosis, and optimisation of building performance. Coordinate upgrades and integration of new systems into the BMS.<br>Civil Works & Building Fabric:Manage planned and reactive maintenance of civil and building fabric elements including structure, roofing, flooring, finishes, doors, and glazing. Coordinate minor civil and repair works and ensure quality of workmanship meets standards. Liaise with projects team on refurbishment and modification works impacting building fabric.<br>Maintenance Planning:Develop and maintain a comprehensive PPM schedule across all trades and asset types using a CAFM/CMMS system. Analyse maintenance data to identify recurring faults, ageing assets, and opportunities for improvement. Produce maintenance performance reports including KPIs, work order completion rates, and asset availability. Manage spare parts inventory, procurement, and stock control for critical assets.<br>Team & Contractor Management :Lead, develop, and performance-manage a multi-trade maintenance team. Manage subcontractor performance and specialist maintenance contracts. Ensure all maintenance activities are carried out safely, in compliance with HSE standards and permit-to work procedures.<br>Experience & Qualifications<br>15+ years in building/facilities maintenance, with at least 5+ years in a management role. Strong technical background across multiple trades (MEP preferred). Degree in Mechanical, Electrical, or Building Services Engineering. Recognised maintenance or FM qualification (e.g., BIFM, City & Guilds, CIBSE) is advantageous. Proficiency in CAFM/CMMS systems. Demonstrated experience managing large teams.<br>Skills & Competencies<br>In-depth technical knowledge of MEP systems, BMS, and building fabric. Strong planning and organisational skills with a methodical approach to maintenance management. Ability to lead and motivate multi-disciplinary technical teams. Data-driven mindset with the ability to analyse maintenance metrics and drive improvements. Sound knowledge of HSE regulations and safe systems of work.<br>This is a full-time onsite position, working five days a week plus alternative Saturdays.

Job Summary:The HSE Officer assists to perform execution of safety practices and procedures which includes implementation of Project HSE plan, accomplishing task analysis, evaluation of hazardous and risk conditions, recommendation of control measures, and investigation of accidents/incident, implementation of training programs and safeguard execution of work to ensure a safe working environment.<br>Job Responsibility:Monitor the execution of HSE activities on a project to ensure HSE requirements are met as per the project HSE plan and HSEMS requirement, continually monitor site activity with regards to HSE. Assist in developing and implementing field location emergency response procedures and evacuation plans to ensure safe evacuation procedures. Provide trainings to workers on HSE related subjects in incident prevention, first aid as well as other activities and safety awareness programs to increase awareness of HSE practices and procedures. Ensure that existing hazards, unsafe work conditions and /or practices are identified on a daily basis and observation reports are raised and corrective measures are recorded. Ensure to address and report violation on daily basis and make necessary recommendations. Provide data on daily, weekly and monthly reports to monitor and track HSE performance. Orient employees with accident reporting procedures and how to act in case of emergencies on monthly basis. Conduct daily toolbox talk (TBT) to notify safety precautionary measure prior deployment of work at site. Ensure that 100 % of employees had passed site induction training before commencing the work. Ensure visitor supplier and project personnel induction program is effective and implemented and daily logs are maintained. Ensure that written risk assessment has been developed for each task prior to the start of work. Ensure that risk assessments findings and recommendations had been communicated to all concerned personnel on daily basis. Ensure all project certified mobile plant and gears, HSE equipment such as harness etc. are inspected on daily basis and log updated on monthly basis. Ensure that fire extinguishers are inspected on monthly basis and logs are maintained. Ensure all the equipment, ladders, hand tools, machineries etc. at site are inspected on daily basis by the authorized person and logs are maintained. Support the implementation of HSE initiatives, participate in safety awareness activities, and contribute to incident reporting and resolution in alignment with company and IMS policies<br>Job Skills:Comprehensive understanding of health, safety, and environmental regulations and standards relevant to the industry, ensuring compliance with local, state, and federal laws. Proficiency in conducting risk assessments and hazard analyses to identify potential health, safety, and environmental risks in the workplace and develop effective mitigation strategies. Ability to investigate accidents, incidents, and near-misses to determine root causes, analyze contributing factors, and recommend corrective actions to prevent recurrence and improve safety performance. Skill in developing and delivering HSE training programs and initiatives to employees, contractors, and other stakeholders, promoting awareness and fostering a culture of safety and environmental stewardship.
