Conduct regular site inspections and safety audits to identify unsafe acts and conditions. Ensure compliance with client HSE requirements, project specifications, and local regulations. Participate in daily site walks, toolbox talks, and safety meetings. Review contractor HSE documentation including risk assessments, method statements, permit-to-work systems, and emergency response plans. Investigate incidents, accidents, near misses, and unsafe conditions, and assist in preparing investigation reports. Track corrective and preventive actions and verify their closure. Monitor high-risk activities including: Work at Height Lifting Operations Excavation Activities Confined Space Entry Hot Work Activities Electrical Works Ensure availability and proper use of PPE across project sites. Maintain HSE records, inspection reports, observations, and safety statistics. Participate in emergency drills and verify emergency preparedness. Support the implementation of environmental management requirements. Coordinate with contractors, consultants, and client representatives on HSE matters. Prepare weekly and monthly HSE reports for PMC management.</p></div></section><section><p class="heading">Desired Candidate Profile</p><p class="paragraph"><b>Qualifications</b></p><p>Bachelor's Degree or Diploma in Engineering, Occupational Health & Safety, Environmental Science, or a related discipline. Minimum 4 years of HSE experience, preferably within PMC, infrastructure, construction, or engineering consultancy projects. The role provides technical leadership across pre-treatment, E-coat, primer, basecoat, clearcoat, ovens, conveyors, inspection systems, utilities, and ASRS, while ensuring compliance with safety, quality, and environmental standards. The Team Leader plays a key role in breakdown management, preventive maintenance execution, team development, and continuous improvement, acting as the first technical escalation point between technicians, engineering, and operations.</p><br><p><strong>Key Responsibilities:</strong></p><br><p>Team Leadership &amp; Supervision</p><br><p>• Lead, assign, and supervise electrical, mechanical, and automation technicians across shifts.</p><br><p>• Ensure maintenance activities are executed safely, efficiently, and as per priority.</p><br><p>• Coach and mentor technicians to improve technical capability and problem-solving skills.</p><br><p>• Manage shift handovers, workload balancing, and on-call response. About the Job<br>We are seeking a highly skilled and experienced Facility to oversee the comprehensive operations and maintenance (O&M) of our Science Park, including a multi-tenant building within the park. The Facility will be responsible for ensuring the efficient and effective functioning of all infrastructure, services, and facilities, promoting a safe and productive environment for all tenants and stakeholders. You will lead a team of professionals and work closely with various departments, external contractors, and key partners like KFUPM.<br>Responsibilities<br>Develop, update, and implement facility management policies and procedures to ensure optimal operation and maintenance of the Science Park and its multi-tenant building. Oversee all aspects of O&M for the Science Park's infrastructure, including but not limited to:Janitorial services: Ensuring cleanliness and hygiene standards are met across all common areas, offices, and facilities. Landscape maintenance: Managing the upkeep of green spaces, irrigation systems, and outdoor aesthetics. Electrical systems: Ensuring reliable power supply, maintenance of electrical infrastructure, and adherence to safety codes. General infrastructure: Overseeing the maintenance and repair of buildings, utilities, and common areas. Roads and street lights: Managing the maintenance of internal roads, pathways, and lighting systems within the park. Manage the O&M of the multi-tenant building, ensuring all building systems (HVAC, plumbing, electrical, fire safety, etc.) are in excellent working condition and tenant needs are addressed promptly. Conduct regular inspections and audits of all facilities and infrastructure to identify potential issues, ensure compliance with relevant regulations, and recommend improvements. Develop and manage the facility management budget, including expenses related to maintenance, repairs, services, and operational supplies. Establish and manage a robust incident reporting system for facility-related issues, investigating problems and developing corrective action plans to prevent recurrence. Develop and implement emergency response plans for facility-related incidents, such as power outages, equipment failures, or natural disasters. Coordinate and liaise effectively with various stakeholders, including:King Fahd University of Petroleum and Minerals (KFUPM): Collaborating on shared resources, infrastructure, and operational matters. Tenants: Addressing tenant requests, ensuring their satisfaction, and maintaining strong relationships. Contractors: Managing vendor relationships, overseeing service contracts, and ensuring quality of work for all outsourced O&M activities. Stay up-to-date with best practices, industry standards, and regulatory changes in facility management. Communicate facility objectives, progress, and challenges to senior management and other stakeholders. Promote a culture of operational excellence, efficiency, and continuous improvement throughout the facility management team.<br>Requirements<br>Bachelor's degree in Engineering (Mechanical, Electrical, Civil), Facility Management, or a related discipline. Minimum of 10-15 years of progressive working experience in facility management, including leadership roles, with a focus on large-scale infrastructure and multi-tenant environments. Prior experience managing operations and maintenance for science parks, industrial parks, or large commercial complexes is highly preferred. In-depth knowledge of building systems (HVAC, electrical, plumbing, fire safety), infrastructure management, and relevant local and international regulations and industry standards. Professional certification in Facility Management (e.g., CFM, FMP) is highly desirable.<br>Proficiencies<br>Strong ability to manage time, prioritize tasks, and work independently while overseeing multiple projects.
