Project Financial Controller

Job Summary:

The Project Financial Controller will oversee the financial management of large-scale residential housing projects, ensuring their financial viability and effective funding. This role requires extensive experience in real estate finance, with a focus on residential developments, cash flow management, and the Procure-to-Pay process. The Project Financial Controller will be responsible for securing project financing, optimizing cash flow, managing financial risks, and providing strategic financial insights to support the company's goal of delivering affordable and sustainable housing solutions.

Key Responsibilities:

  • Project Financing:
  • Develop and implement financial strategies tailored to residential housing projects, securing funding through debt, equity, and public-private partnerships.
  • Lead negotiations with financial institutions, investors, and government bodies to secure favorable financing terms for residential real estate projects.
  • Oversee the preparation of financial models and feasibility studies specific to residential developments.
  • Monitor the performance of financing agreements and ensure compliance with financial covenants.
  • Cash Flow Management:
  • Develop and manage cash flow models to ensure sufficient liquidity for ongoing and future residential projects.
  • Monitor and forecast cash flow needs, identifying potential shortfalls and implementing solutions to maintain financial stability.
  • Optimize working capital management, including receivables, payables, and inventory, to improve cash flow efficiency.
  • Collaborate with procurement and operations teams to align project timelines with cash flow requirements.
  • Procure-to-Pay Process:
  • Oversee the Procure-to-Pay process to ensure timely and cost-effective procurement of goods and services for residential projects.
  • Implement and manage systems to streamline procurement, invoicing, and payment processes.
  • Ensure accurate tracking of project expenditures and alignment with budget forecasts.
  • Work closely with suppliers, contractors, and internal teams to manage payment terms and optimize cash flow.
  • Financial Planning & Analysis:
  • Lead the budgeting process for residential housing projects, ensuring alignment with company objectives and financial constraints.
  • Perform detailed financial analysis of residential real estate projects, including scenario planning, cost-benefit analysis, and risk assessment.
  • Develop and maintain financial models to forecast cash flows, profitability, and ROI for residential projects.
  • Provide strategic recommendations to the executive team based on financial analysis and real estate market trends.
  • Risk Management:
  • Identify and manage financial risks associated with residential housing projects, including market, interest rate, and credit risks.
  • Develop risk mitigation strategies, including hedging and insurance, to protect the company’s financial interests.
  • Ensure all financial aspects of residential projects comply with relevant regulations and company policies.
  • Reporting & Compliance:
  • Prepare and present regular financial reports to the executive team, board of directors, and external stakeholders.
  • Ensure accurate and timely financial reporting in accordance with international accounting standards (e.g., IFRS) and real estate regulations.
  • Coordinate with auditors and regulatory bodies to ensure compliance with financial and real estate-specific regulations.
  • Team Leadership:
  • Manage and mentor a team of finance professionals with a focus on residential real estate projects.
  • Collaborate with cross-functional teams, including project management, legal, procurement, and operations, to ensure seamless execution of residential developments.
  • Lead initiatives to improve financial processes and systems, enhancing efficiency and transparency.

Qualifications:

  • Bachelor’s degree in Finance, Accounting, related field; MBA or CFA preferred.
  • Experience in project finance, with a strong emphasis on residential real estate projects.
  • Proven track record of securing financing for large-scale residential developments.
  • Extensive experience in cash flow management and the Procure-to-Pay process.
  • Strong understanding of financial modeling, budgeting, and forecasting specific to real estate.
  • Excellent negotiation, communication, and leadership skills.
  • Familiarity with international financial regulations and accounting standards (e.g., IFRS).
  • Experience in risk management and financial compliance within the real estate sector.
  • Ability to work in a fast-paced environment and manage multiple residential projects simultaneously.
