Riyadh Area Manager (Real Estate field)
Job Summary:Overseeing the management, operation, leasing, and maintenance of properties, facilities, and lands within the city of Riyadh. This role also includes various responsibilities related to financial management, maintenance, marketing, and dealing and negotiating with current and prospective tenants, as well as resolving customer issues.
Duties and Responsibilities:
Daily Operations Management: Overseeing all daily activities of properties within the city of Riyadh, including maintenance, leasing, cleaning, collections, and contracts. Team Supervision: Leading and directing work teams, including property managers, supervisors, and technicians, and ensuring that set objectives are achieved. Marketing Strategy Development: Developing and implementing effective marketing plans to increase property occupancy and improve return on investment, including advertising and promotional campaigns in coordination with relevant departments. Budget Management: Preparing and monitoring annual property budgets, analyzing financial data to ensure achievement of financial targets and compliance with approved budgets. Tenant Relationship Management: Building and maintaining strong relationships with tenants, addressing their inquiries and complaints effectively to ensure satisfaction and retention. Lease Contract Negotiation: Negotiating lease renewals with tenants and ensuring optimal financial returns based on realistic market studies. Maintenance and Repairs Oversight: Supervising maintenance and repair activities to preserve property condition, ensuring compliance with environmental and health standards, monitoring preventive maintenance plans, approving spare parts purchase requests, comparing price quotations, and preparing residential units for re-leasing. Legal Case Follow-up: Following up on legal cases related to properties, including lease disputes, eviction, handover, and take-over processes. Reporting to Senior Management: Preparing periodic reports on property performance, including occupancy rates, revenues, expenses, and any challenges facing the properties. Market Analysis: Monitoring real estate market trends in the region, analyzing competition, and providing strategic recommendations to management for continuous improvement. Asset Management: Monitoring all assets and properties and submitting reports on updates to title deeds and White Land Fees. Database Updates: Directly analyzing discrepancies between current data and actual data, identifying gaps, and completing missing information to cleanse and update databases. Additional Duties: Performing and adhering to any other tasks or responsibilities related to the job or department as assigned by the Department Manager.

Qualifications and Experience:
Bachelor’s degree in business administration, Real Estate, Architecture, or a related field. Minimum of 5–7 years of practical experience in property management. Strong knowledge of real estate and leasing laws and regulations in the Kingdom of Saudi Arabia. Fluent in English spoken and written.
