Job Purpose The Estimation Manager – Civil & Architectural Finishes is responsible for leading the estimation function for civil works and architectural finishes, ensuring accurate cost planning, competitive tender pricing, and timely submission of bids in line with project specifications, market conditions, and company profitability targets.
Key Roles & Responsibilities Estimation & Cost Planning Prepare detailed cost estimates for civil works (concrete, masonry, plastering, waterproofing) and architectural finishes (flooring, tiling, ceilings, partitions, joinery, painting, façade finishes) Analyze drawings, specifications, BOQs, and scope documents to identify quantities, risks, and exclusions Develop cost plans and preliminary budgets during pre-tender and design stages
Tender Management Manage the complete tender process from enquiry to final submission Review tender documents, contractual terms, and technical requirements Prepare tender programs, pricing summaries, and commercial submissions
Subcontractor & Supplier Management Source and negotiate quotations from subcontractors and suppliers Evaluate subcontractor offers for technical and commercial compliance Maintain and update cost databases, rate libraries, and supplier lists
Technical & Commercial Review Identify value engineering opportunities and alternative construction methods Assess risks related to constructability, material availability, and market pricing Ensure alignment between estimated costs and construction methodology
Coordination & Stakeholder Engagement Coordinate with design, engineering, procurement, and project teams Attend site visits, pre-bid meetings, and tender clarification meetings Support post-tender negotiations and handover to project execution teams
Team Leadership & Management Lead, train, and mentor estimators and quantity surveyors Allocate workload, monitor performance, and ensure deadlines are met Review and approve estimates prepared by the estimation team
Reporting & Controls Prepare management reports on tender status, bid success rates, and cost trends Monitor market rates, inflation, and material price fluctuations Ensure compliance with company policies, procedures, and quality standards
