Key Responsibilities Take full responsibility for on-site delivery of civil, structural, and architectural works, ensuring execution aligns with approved drawings, specifications, programme, and quality standards. Lead and manage multiple contractors and subcontractors under split or multiple prime contract structures, ensuring clear interface management and effective coordination. Ensure effective coordination of MEP, civil, architectural, and structural works to avoid interface conflicts and construction delays. Act as the primary on-site point of contact for civil, structural, and architectural matters with clients, consultants, authorities, and internal stakeholders. Ensure full compliance with Saudi Building Code (SBC), Civil Defense, municipality requirements, and all relevant Saudi authority approvals and inspections. Lead review and approval of shop drawings, method statements, material submittals, and construction methodologies, ensuring constructability, compliance, and value for money. Drive implementation of value-engineering, cost-optimization, and constructability solutions adapted to local Saudi regulations, materials, and construction practices. Monitor and control site progress, quality, safety, and resources; proactively identify risks and implement mitigation measures to protect programme and cost. Chair site coordination meetings and technical workshops; issue clear instructions and follow up on actions with contractors and consultants. Coordinate closely with procurement and supply chain teams to ensure timely approval, sourcing, and delivery of materials and equipment. Oversee site inspections, snagging, testing, commissioning coordination (where applicable), and handover of civil, structural, and architectural works. Ensure accurate site records, progress reports, as-built documentation, and lessons learned are properly maintained and submitted. Package Interface & Risk Management Identify, manage, and mitigate interface risks arising from split contracts and multiple subcontractors. Develop and maintain package interface matrices, responsibility demarcation documents, and sequencing plans to mitigate scope gaps and interface risks. Maintain a live interface risk register and ensure responsibilities are clearly assigned and communicated. Manage cross-trade coordination meetings and resolve interface-related conflicts between subcontractors to avoid delays and claims. Lead coordination workshops with consultants, subcontractors, and internal teams to resolve interface and sequencing challenges.
