Job Overview The incumbent of this position is responsible for analyzing financial assets, evaluating investment opportunities, and developing investment strategies. The role involves financial modeling, managing and monitoring investment portfolios, and conducting comprehensive financial research and analysis. Furthermore, the role includes liaising with clients and reviewing investment-related policies and procedures.
Duties and Responsibilities
Financial Analysis and Modeling Modeling & Valuation: Build valuation models (DCF, NPV, IRR, Multiples, Cap Rate), sensitivity scenarios, and "What-if" analyses. Investment Memos: Prepare initial investment memos and data-driven recommendations. Strategic Comparison: Evaluate alternatives (Make/Partner/Outsource) and measure the financial and operational impact of each option. Consolidated Reporting and Periodic Packages Performance Tracking: Compile and issue monthly/quarterly performance packages for stores, deposits, assets, the endowment fund, and the digital ecosystem. Dashboards: Design and update performance dashboards using Power BI and Excel. Bank Deposits Liquidity Management: Build deposit ladders and calculate the weighted average maturity and Weighted Average Yield (WAvg Yield). Procurement: Collect bank offers, prepare pricing and terms comparison tables, and recommend placement/renewal decisions within liquidity policies and delegation limits. Accounting Coordination: Follow up on collections, returns, and accounting settlements with the Finance Department. Real Estate Assets Operational Reporting: Prepare occupancy and vacancy reports; track collections and delinquencies. Lease Analysis: Analyze lease agreements (renewals, break clauses) and propose improvements to increase yield. Valuation & Capex: Support periodic valuation updates and coordinate "Value-add Capex" development plans. Endowment Fund Monitoring Manager Review: Review fund manager reports (NAV, unit price, distributions, and compliance with the investment policy). Benchmarking: Analyze performance against suitable benchmarks and raise recommendations for reinvestment or distribution. Board Reporting: Prepare summary reports for the Endowment Board/Committee. Operational and Digital Support Data Reconciliation: Reconcile sales data and shared revenue with operator reports; identify discrepancies and anomalous patterns. Operator Performance: Develop operator performance dashboards and link operational quality indicators to financial impact. Digital Ecosystem: Monitor digital ecosystem indicators and submit regular reports. Business Development and Deals Market Scanning: Survey market opportunities (inside and outside prisons) and prepare preliminary feasibility studies (Go/No-Go). RFPs: Contribute to Requests for Proposals (RFPs) and evaluation matrices. Project Management and Coordination Planning: Plan and track investment project schedules (work plans, resources, milestones, dependencies, and action lists). Stakeholder Coordination: Liaise with Operations, Finance, Legal/Procurement, Cybersecurity, and Compliance departments. Data Integrity and Governance Quality Control: Organize data and verify its quality and accuracy to document a "Single Source of Truth."Automation: Automate periodic reports and standard templates to minimize manual work and errors. Operational Audit and Collection POS Reconciliation: Match sales data with Point of Sale (POS) systems, internal reports, and collection accounts. Exceptions Reporting: Detect discrepancies, manipulation, or delays in data submission and issue exception reports. Revenue Share: Prepare and review shared revenue (Revenue Share) settlement statements with operators. Fee Verification: Ensure management fees (e.g., 8.5%) are calculated accurately. Approvals: Submit settlement reports for approval and follow up on operator signatures. Collection Tracking: Follow up on receivables from operators and real estate according to agreed timelines. Financial Coordination: Coordinate with the Finance Department to ensure funds are deposited into correct accounts. Late Notices: Issue warnings or follow-up memos in case of payment delays. Regular Reporting: Prepare weekly collection reports (Collected vs. Outstanding) and monthly dispute/discrepancy reports with recommendations. Compliance: Ensure operator compliance with contracts and financial SLAs. Archiving: Maintain a digital archive of sales reports, invoices, and signed settlements. General Strategic Duties Portfolio Monitoring: Monitor and evaluate the performance of various portfolios, tracking financial returns and changes in asset value, taking corrective actions when necessary. Market Research: Conduct research to estimate the fair value of assets and identify future opportunities by following economic, political, and industrial developments. Advisory: Provide guidance, advice, and proposals to improve the performance of "Tarahum."General Tasks: Perform any other tasks assigned related to the job's objectives.
