Liquidity Program Manager – Concentrated Real Estate Assets (Saudi Arabia) Role Objective We are seeking a senior, execution-focused professional to design and manage a liquidity program for a concentrated portfolio of high-value real estate assets in Saudi Arabia. The role focuses on unlocking liquidity without forced sales, optimizing capital structure, and executing strategic exits or refinancing when advantageous. This is a hands-on mandate, not an advisory role. The successful candidate will be directly accountable for transaction execution, capital structuring, and stakeholder coordination. Core Responsibilities1. Liquidity Strategy & Execution Design and execute liquidity solutions across:Full or partial asset disposals Structured exits and joint venture formations Mortgage refinancing and restructuring Bridge financing and bank facilities Balance short-term liquidity requirements with long-term asset value preservation. Sequence and structure transactions to avoid value leakage in a concentrated portfolio. Develop scenario-based liquidity plans aligned with market conditions and ownership priorities.2. Real Estate Transaction Execution Lead end-to-end execution of:Direct asset sales and off-market transactions Negotiations with buyers, developers, and institutional investors Valuation alignment with brokers, banks, and counterparties Oversee pricing strategy, due diligence processes, and transaction closures. Ensure commercial and legal structures maximize value and control.3. Banking & Mortgage Management Leverage strong working relationships with:Saudi commercial banks Islamic finance institutions Credit committees and relationship managers Structure, negotiate, and renegotiate:Mortgage facilities Refinancing packages Covenant resets and capital restructurings Navigate credit approval processes efficiently and pragmatically.4. Market & Network Leverage Actively utilize an established Saudi real estate and financial network, including:Banks and lenders Private investors and family offices Brokers, developers, and institutional capital providers Source liquidity and capital solutions beyond standard public listings or traditional sale processes. Maintain market intelligence on pricing, deal appetite, and capital flows.5. Stakeholder Coordination Serve as the central point of coordination between:Ownership and principals Banks and financing partners Legal, tax, and structuring advisors Brokers, buyers, and investors Maintain strict control over transaction timelines, sensitivities, disclosures, and confidentiality. Provide clear, decision-ready reporting to ownership. Ideal Candidate Profile Experience Minimum 10 years of experience in Saudi real estate, finance, investment, or structured transactions. Proven track record in:High-value real estate disposals Mortgage financing and refinancing Bank negotiations and credit approvals Direct experience managing concentrated or illiquid asset portfolios is a strong advantage.
