Job Title: Director – Development & Project Management Location: Riyadh, Saudi Arabia Company: Confidential Role Overview:We are seeking a highly experienced Director – Development & Project Management to lead all development, construction, and project management activities across a diversified real estate development portfolio. The role is responsible for strategy, planning, execution, performance monitoring, and delivery of projects from initiation through handover. This position represents the owner organization in all strategic engagements with contractors, consultants, and government entities, ensuring projects are delivered on time, within budget, and to the highest quality standards across the Kingdom of Saudi Arabia. Key Responsibilities:Strategy, Planning & Delivery Lead the overall strategy, planning, execution, and delivery of development and construction projects. Oversee all construction activities from project initiation through completion and handover. Prepare and manage strategies for RFPs, tendering, and contractor selection. Source and appoint strategic consultants and vendors as required. Project & Stakeholder Management Represent the organization in strategic meetings with contractors, consultants, and third parties. Manage relationships with contractors, consultants, and all project stakeholders. Coordinate projects with internal departments and external parties to ensure alignment and efficiency. Correspond on behalf of executive leadership with contractors, consultants, and authorities. Government & Regulatory Coordination Manage government relationships, project permitting, and approvals. Ensure full compliance with all applicable regulations, codes, and statutory requirements. Schedule, Cost & Quality Control Track project schedules, comparing planned versus actual progress, and ensure timely delivery. Identify performance gaps and ensure corrective actions are implemented. Monitor project budgets, control costs, and manage variation orders. Ensure all materials and executed works comply with contractual and quality requirements. Reporting & Governance Review all project reports and issue weekly project status summaries. Create and track tasks for development and project teams. Review BOQs and oversee value engineering workshops. Monitor and review the status of all project-related contracts. Team Leadership Oversee the performance of construction supervision and project management teams. Ensure teams are aligned with project objectives, timelines, and quality standards. Qualifications:Bachelor’s degree in Architecture or Civil Engineering. PMP certification is preferred. Minimum 12 years of experience in construction, real estate development, government coordination, RFPs, and tendering. Strong experience in real estate development and multi-project environments. Proficiency in Auto CAD, Primavera (or similar planning tools). Advanced proficiency in Microsoft Word, Excel, Outlook, and Power Point. Excellent communication and negotiation skills in Arabic and English. Strong strategic, organizational, and leadership capabilities. Key Competencies:Strategic thinking and execution excellence.
