About the Role Our client, a prestigious luxury hospitality group in Riyadh, is seeking an experienced Senior Commercial Manager / Commercial Director to oversee the full commercial life cycle of large-scale real estate and hospitality development projects. The ideal candidate will bring strong post-contract expertise, deep commercial acumen, and a proven track record in managing high-value construction projects within the real estate and luxury hospitality sectors. Key Responsibilities Lead and manage the full commercial lifecycle of construction and development projects—from pre-contract to post-contract stages. Oversee cost planning, budgeting, forecasting, and commercial risk management. Manage post-contract commercial activities, including variations, claims management, payments, contract administration, and final accounts. Negotiate and manage contracts with consultants, contractors, and suppliers to ensure favourable terms and compliance. Conduct thorough commercial analyses to support strategic decision-making. Provide commercial leadership to project teams and ensure alignment with company objectives. Develop and implement commercial strategies to maximise value, optimise costs, and maintain project profitability. Maintain strong relationships with internal stakeholders and external partners. Ensure full compliance with local regulations, procurement standards, and industry best practices. Requirements Minimum 10 years of commercial management experience in real estate, construction, or hospitality development. Must be a fluent Arabic speaker (written and verbal). Strong post-contract management experience is essential. Proven background in large-scale real estate or luxury hospitality projects. Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or related field (Master’s preferred). Strong negotiation, analytical, and leadership capabilities. Ability to work in a fast-paced, high-profile environment with demanding project timelines. Preferred Attributes Experience working with private developers or luxury hospitality groups. Professional certifications (e.g., MRICS, RICS Chartered) are a plus. Excellent communication, stakeholder management, and problem-solving skills.
