Role Purpose

The Asset Manager will be responsible for developing and implementing strategies to optimize asset performance, manage risk and ensuring that the assets are aligned with the organisation’s financial goals and operational objectives. The Asset Manager will monitor asset portfolios & make data driven decisions to enhance returns while minimizing costs and risks.

Key Accountabilities & Activities

Strategy Development & Implementation

  • Develop and execute asset management strategies to maximize the value and performance of the asset portfolio.
  • Align asset management strategies with the organization’s overall business goals and investment objectives.
  • Continuously review and adjust strategies based on market trends, economic conditions, and asset performance.
  • Conduct ongoing market research to stay informed about industry trends, economic conditions, and competitive landscapes.
  • Use market insights to inform decision-making and strategic planning.
  • Identify opportunities for innovation in asset management practices.
  • Implement continuous improvement initiatives to enhance asset performance, operational efficiency, and financial returns.
  • Ensure all asset management activities comply with relevant laws, regulations, and internal policies.
  • Maintain strong relationships with key stakeholders, including investors, lenders, partners, and regulatory bodies.
  • Engage with stakeholders to gather insights and align asset management strategies with their expectations.
  • Optimize asset allocation to achieve the best possible returns while managing risk.
  • Continuously seek opportunities to improve asset performance through process enhancements, technology adoption, and innovative practices.

Stakeholder Engagement

  • Maintain strong relationships with key stakeholders, including investors, lenders, partners, and regulatory bodies.
  • Provide transparent and regular reporting on asset performance and strategic initiatives.
  • Engage with stakeholders to gather insights and align asset management strategies with their expectations.

Performance Management

  • Regularly track and analyze the financial and operational performance of assets, including revenue, expenses, and profitability.
  • Use key performance indicators (KPIs) to assess asset performance and identify areas for improvement.
  • Develop and maintain detailed performance reports for internal and external stakeholders.
  • Oversee rent collection, lease renewals, and other revenue-generating activities for real estate assets.
  • Perform analysis of assets performance data using standard analytical and statistical techniques and report identified trends to immediate senior
  • Conduct research on relevant markets to monitor and highlight economic factors and marketing conditions
  • Prepare reports to enable decision making on asset management initiatives, implementation progress against milestones, and recommend improvement to enhance performance
  • Use key performance indicators (KPIs) to assess asset performance and identify areas for improvement.
  • Assist in analyzing the effectiveness of current reporting processes to identify bottlenecks and provide technical expertise in resolving them
  • Assess the referred new opportunities from operational and marketability standpoints and participate in their evaluation and in the investment decision-making of new asset
  • Implement and monitor maintenance schedules, operational protocols, and process improvements.
  • Coordinate with property managers, facility managers, or other operational teams to resolve any issues that impact performance.

Relationship Management

  • Maintain positive relationships with tenants or occupants to ensure high occupancy rates and satisfaction.
  • Address tenant issues, manage lease agreements, and negotiate renewals to optimize rental income.
  • Ensure that tenant needs and concerns are addressed promptly to maintain a high standard of service.

Reporting

  • Provide transparent and regular reporting on asset performance and strategic initiatives.
  • Maintain accurate and up-to-date records of asset performance, financial transactions, and strategic decisions.
  • Prepare and present regular performance reports to senior management, investors, and other stakeholders.

Background, Skills & Qualifications

Knowledge, Skills & Experience

  • Experience in asset management, with a proven track record of managing and optimizing the performance of diverse asset portfolios
  • Strong understanding of financial principles, including budgeting, forecasting, cash flow management, and return on investment (ROI) analysis.
  • Strategic thinker with the ability to align asset management practices with broader organizational goals and market opportunities.
  • Strong relationship management abilities, with experience in managing relationships with investors, tenants, partners, and regulatory bodies.

Qualifications

  • Bachelor’s degree in Real Estate, Business Administration, Economics, or a related field; a master’s degree or professional certification
  • Minimum of 5 years experience
