Role Purpose The Feasibility Studies Expert evaluates the financial, market, and development viability of real estate projects across the full development lifecycle. The role supports land acquisition, master planning, and investment decisions by delivering data-driven feasibility studies that optimize project returns while managing risk. Key Responsibilities1. Development Financial Modeling Build end-to-end development financial models covering land cost, infrastructure, construction, sales velocity, and phasing Calculate IRR, NPV, development margins, and cash flow forecasts Run sensitivity analysis on pricing, cost escalation, absorption, and phasing scenarios Assess funding requirements and drawdown schedules aligned with development timelines2. Market & Product Feasibility Conduct detailed residential and mixed-use market studies including demand segmentation Analyze pricing benchmarks, absorption rates, and competitor positioning Recommend optimal product mix (villa, apartment, retail, hospitality, etc.) Advise on launch phasing strategy based on demand and cash flow optimization3. Land & Masterplan Evaluation Evaluate land acquisition opportunities from a financial and development efficiency perspective Assess land use optimization, GFA efficiency, density, and yield assumptions Work with planning and design teams to validate masterplan assumptions4. Cost & Development Inputs Collaborate with cost consultants and project teams to validate construction and infrastructure cost assumptions Incorporate phasing strategies and infrastructure sequencing into feasibility models Align financial assumptions with project delivery schedules5. Risk & Scenario Analysis Identify key development risks (sales risk, cost escalation, delay impact, regulatory risk) Perform scenario modeling and stress testing to evaluate downside exposure Provide mitigation recommendations to enhance project resilience6. Investment & Governance Support Prepare investment memos and feasibility reports for investment committees Present key findings, financial metrics, and risk assessments to senior management Ensure feasibility studies align with corporate return targets and portfolio strategy Qualifications & Experience Bachelor’s degree in Real Estate, Finance, Engineering, or Economics Master’s degree (MBA / Real Estate Finance) preferred Experience in real estate development feasibility, investment analysis, or development finance Proven experience in large-scale residential or mixed-use development projects
