The FM & Buildings Expert will support the delivery of high-quality Facilities Management services across buildings and infrastructure. The role ensures efficient operation, maintenance, and optimization of building systems, while meeting contractual KPIs, safety standards, and client requirements.
Your role
Operations & Maintenance
- Oversee day-to-day FM operations across assigned buildings/assets.
- Ensure proper functioning of MEP systems (HVAC, electrical, plumbing, fire systems).
- Monitor and audit planned preventive maintenance (PPM) and corrective maintenance.
- Ability to plan, coordinate, and oversee FM inspections to ensure adherence to maintenance standards.
- Monitor FM related KPI and report to senior manager.
- Ensure asset reliability and performance in line with service level agreements (SLAs).
- Develop dashboards, trackers, and performance monitoring tools.
Technical Expertise
- Provide technical support for building FM systems, utilities, and architectural finishes.
- Diagnose failures and oversee corrective actions for equipment breakdowns.
- Be able to investigate and provide reports for FM systems incidents.
- Must be familiar and have good understanding of Maximo CMMS.
Service Delivery
- Oversee and evaluate the performance of both hard and soft FM MEP services, landscaping, civil works finishes, and cleaning, to ensure quality and compliance with standards.
- Ensure compliance with KPIs, SLAs, and contract requirements.
- Conduct regular site inspections and service quality checks.
Contract & Operator Management
- Supervise operation and maintenance contractor (OMC) and service providers.
- Ensure OMC comply with quality, safety, and technical standards.
- Review OMC performance and escalate issues where required (KPI monitoring).
Health, Safety & Compliance
- Ensure compliance with HSE policies, local regulations, and client standards.
- Identify risks and ensure safe working practices across all FM activities.
Reporting & Documentation
- Prepare daily/weekly/monthly reports on FM system performance.
- Maintain asset records, maintenance logs, and service reports.
- Track KPIs and recommend improvements.
About you
- Bachelor’s degree in Mechanical / Electrical / Civil Engineering or related field.
- 8–15 years of experience in Facilities Management / building maintenance.
- Strong experience in MEP systems and building operations.
- Experience in large-scale projects (metro, airports, commercial complexes, etc.) preferred.
- Middle East / KSA experience is an advantage.
