Role Purpose
To lead, manage, and control all planning, scheduling, and progress monitoring activities for high‑rise building projects, with a strong focus on MEP planning, integration, and interface coordination. Responsible for developing and maintaining integrated schedules, ensuring alignment of civil, architectural, structural, and full MEP systems to achieve timely, cost‑effective project delivery.
Key Responsibilities
1. Planning & Scheduling Management
- Prepare and maintain Integrated Master Schedule (IMS) for high‑rise projects using Primavera P6.
- Develop baseline schedules (L1–L4) including MEP, civil, structural, façade, fit‑out, testing & commissioning activities.
- Conduct critical path analysis (CPA) and identify schedule risks, bottlenecks, and mitigation strategies.
- Coordinate and integrate MEP construction sequence with structural works, façade installation, and interior fit‑out.
- Prepare look‑ahead schedules (2‑week, 4‑week, monthly) and ensure accurate forecasting.
2. MEP Coordination & Technical Integration
- Interface closely with MEP design teams, BIM, MEP execution managers, subcontractors, and suppliers.
- Review MEP shop drawings, procurement schedules, material logs, and long‑lead items to ensure schedule compliance.
- Plan the sequencing of mechanical rooms, risers, chilled‑water systems, HVAC installation, pumps, firefighting, plumbing, drainage, electrical containment, cabling, LV/MV rooms, ELV systems, etc.
- Ensure smooth integration of MEP works within shaft openings, slab penetrations, façade, and structural deliverables.
3. Progress Monitoring & Reporting
- Monitor actual progress vs. baseline and produce variance reports, S‑curves, dashboards, histograms, progress KPIs.
- Lead weekly and monthly progress review meetings with the project team and stakeholders.
- Ensure accurate tracking of MEP installation, testing, commissioning, and final handover milestones.
- Evaluate subcontractor progress claims and verify quantities, productivity rates, and percentage completions.
4. Planning Controls & Project Governance
- Maintain full planning documentation including baselines, updates, narratives, progress evidence, and delay logs.
- Support preparation of EOT (Extension of Time) analyses, delay impact assessments, and claims documentation.
- Ensure compliance with contractual requirements, specifications, and planning procedures.
- Work with project commercial/contract teams to verify time‑related claims and variations.
5. Stakeholder & Client Interface
- Present planning reports to the Client/Consultant/PMC and respond to technical queries.
- Coordinate schedule interfaces with other contractors such as façade, lifts, fire systems, specialist MEP vendors.
- Maintain strong relationships with project management, consultant planners, and authority representatives.
