We have a brand new opportunity to join our IMEA team as a Director for Capital Planning & Projects, a leadership role responsible for shaping the future of our hotel estate in the Kingdom of Saudi Arabia.

What you’ll do:
As the Capital Planning & Projects Director for IMEA, you will lead the planning, execution, and delivery of Property Improvement Plans (PIPs) across IHG’s managed and franchised hotels in KSA. You’ll partner closely with internal stakeholders, hotel teams, owners, consultants, and contractors to ensure every project aligns with brand standards, operational needs, and IHG’s strategic objectives.
You’ll be a key player in enabling asset stewardship, enhancing owner profitability, safeguarding brand consistency, and supporting the continued growth of IHG’s estate across the region.
Estate Mapping
- Support the implementation of estate mapping methodologies to prioritise transformation efforts.
- Partner with Operations leadership to align estate priorities.
- Contribute to the development of HLG forms and templates within the GOLS system, particularly those tied to Property Improvement activities.
Capital Planning
- Manage the 5-year Capital Planning process for IHG’s Managed Estate, collaborating closely with Operations and Owners (including Franchise partners).
- Assist General Managers in preparing Asset Stewardship documentation and owner presentations for capital-funded projects.
- Support the Senior Director, Design & Capital Planning, IMEA in tracking, reporting, and refining Capex processes and best practices.
Property Improvement Plans (PIPs)
- Lead PIP development to ensure alignment with IHG brand, quality, safety, and property standards.
- Define project scope, objectives, and deliverables in coordination with key stakeholders.
- Conduct design and feasibility reviews for operating hotels and conversions.
Project Costing
- Support the creation of detailed cost plans for all PIP scopes, working with external cost consultants engaged by owners.
Technical Services
- Oversee the review of hotel projects across design phases, including concept, schematic, detailed design, tender documentation, and inspections.
- Assess the scope and fees of Technical Services Agreements and provide recommendations.
- Support the collection of Technical Services Fees.
Project Implementation
- Develop and support the execution of full-scale PIP implementation programs.
- Track milestones, monitor deliverables, and communicate progress to stakeholders.
Post-Implementation
- Conduct post-project evaluations and produce insights and recommendations to enhance future delivery.
Fast-Track Conversions
- Drive accelerated management of key project steps for same‑year conversions and rapid brand onboarding opportunities.
Business Excellence
- Contribute to developing tools, best practices, and processes that enhance project execution.
- Promote Green Engage and other ROI-positive Corporate Responsibility initiatives.
- Provide approvals for assigned brand waiver requests through CMX.
- Gather market intelligence on refurbishment costs.
- Support development of efficiency tools for Property Assessment Reporting and inspections.
What you’ll bring
- A bachelor’s or master’s degree in architecture or design and relevant experience of Project Management, Cost Management, or a related field.
- Significant experience in senior project / design management; capital planning experience preferred.
- Experience in international/global organisations, ideally within the hospitality sector.
- Strong understanding of the KSA and wider MEA business environments.
- Excellent verbal and written communication skills with the ability to influence owners, consultants, internal teams, hotel management, and senior leadership.
- Proven ability to work independently and collaboratively in a team environment.
- Experience in managing teams and developing others.
- An understanding of hotel operations and building services/infrastructure is an advantage
- Strong team player with the ability to build trust and foster partnerships.
