Skills


  • Knowledge of company job management (Procore) and forecasting tools. Basic scheduling software knowledge

Experience - Field - Required/Preferred

Essential Duties and Responsibilities


  • Ability to manage generally 1-5 projects at a time


  • Successfully manages projects of low complexity that have an aggregate value generally up to $1million


  • Comprehends, communicates and executes specification requirements of low to moderate complexity. Basic understanding of contract/subcontract terms and conditions.


  • Negotiates and resolves minor disputes relative to authority limits


  • Recognizes a changed condition on projects of low complexity. Estimates and prepares basic change orders. Coordinates change order review with estimating


  • Knows the importance of financial management on projects. Has basic skills of production tracking and analysis, billing, forecasting, and percent complete accounting. Provides adequate information in preparation for month-end. Knows the importance of cash flow and follow-up on open accounts receivable


  • Has basic understanding of 2-week look ahead and Critical Path Method scheduling

  • Assists in planning, directing, and supervising daily activities of the resources of projects assigned. Maintains open communication with the Branch leadership.

  • Works with Jobsite Superintendents/Foremen to coordinate the efforts of any technicians or subcontractors


  • Determines labor requirements and dispatches workers to construction sites.


  • Develops budgets, evaluates historical man-hour production rates, tracks actual job production rates and material costs, analyzes this data to report current job costs, accurately forecasts job progress by creating look-ahead schedules, and uncovers any items that might negatively impact the schedule or budget.


  • Develops specific goals and plans to prioritize, organize, and accomplish your work and the work of others.


  • Develops, implements, and maintains quality control plans on the job to minimize punch-lists at the completion of the project.


  • Interprets and explains plans and contract terms to administrative staff, workers, and clients, represents the owner or developer.


  • Schedules and facilitates detailed pre-planning of projects and pre-task planning for activities.


  • Hands-on mentor and coach, team-oriented and solution-oriented.


  • Maintains Profit & Loss responsibility over multiple projects and makes key decisions & recommendations on projects from pre-task planning phase through closeout.


  • Identifies, assigns, and maintains company equipment as necessary to perform the assigned task. Assures that equipment maintenance plans are developed and implemented on projects.


  • Manages all project change orders. Identifies changes and provides timely notice to branch leadership. Negotiates and prepares change order agreements. Assesses each project from a long-term perspective. Anticipates changes/impacts, which may result in delays/claims, etc. and communicates these changes to the client.


  • Manages superintendents/foreman, subcontractors, technicians at the level required to meet the division or branch goals. Ability to work under pressure and coordinates numerous activities and groups in order to establish cooperation and achieve maximum efficiency.


  • Negotiates with and manages subcontractors and materials suppliers and stays informed on subcontractor scope of work and technical specifications. Prepares and executes subcontractor agreements.


  • Monitors/Assesses performance of self, other individuals, or organizations to make improvements or take corrective action.


  • Orders materials in a timely fashion to allow work to progress productively. Negotiates and executes material purchase orders.


  • Prepares, updates and analyzes project schedules using CPM techniques.


  • Prepares contracts and negotiates revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors. Obtains all necessary permits and licenses. Works with and serves as the primary point of contact to the customer.


  • Prepares formal letters & other written communication to customers/owners. Responsible for project documentation (including but limited to: phone conversations, site visits, meetings, etc.). Performs close-out reports for all assigned projects.


  • Ability to recognize changes to the as bid project scope of work.


  • Confers with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. .


  • Meets with Superintendents/Foremen at least weekly to review job progress.


  • Reviews and negotiates contracts, change orders, subcontractor contracts. Oversees and evaluates billings, as-builts, budgets, purchases, production tracking, operational planning, development of project schedule, assignment of manpower, communication with engineers and clients, claims management, quality control as related to project schedules, plans and or specifications.


  • Schedules, prepares and facilitates project team, project owner, and jobsite meetings.


  • Studies job specifications to determine appropriate construction methods.


  • Takes appropriate action to deal with the results of delays, bad weather, or emergencies at construction sites


  • Tracks and controls construction schedule to achieve completion of all projects within time and financial goals.



Essential Safety Duties


  • Assures all PPE required by safety specs and company policies is worn by employees, subcontractors and site visitors


  • Assure subcontractors are adhering to Company safety policies and culture


  • Communicates expectations regarding our safety culture and holds employees accountable


  • Performs work in strict compliance with jobsite/shop requirements and the Field Guide to Better Safety


  • Understands the principles of Safety 24/7 and empowers his/her team toward reaching its safety goals


  • Examines/inspects work progress, equipment, and jobsites to verify safety standards are met


  • Understand and implement Structural Frontline Safety Program.


  • Ensures jobsite/shop is maintained in a safe manner


  • Performs root cause analyses and utilizes findings as a training tool for branch employees


  • Performs Safety Assessments specified by jobsite


  • Promotes 24/7 Safety Culture and exhibits a Safety 24/7 attitude in all situations


  • Provides leadership/guidance in developing/continuously improving safety protocol in the field/shop


  • Reports immediately, accurately and in full detail all incidents


  • Reviews findings at end of the inspection with jobsite employees


  • Reviews subcontractor safety reports and assists in sharing progress with client and operations team


  • Reviews/audits all safety documentation and investigations and develops safety program changes


  • Sets an example for others by demonstrating that safety is a core value


  • Sets individual as well as division/branch annual safety goals


  • Trains project team members on how to properly conduct JSA's, SOR's and recognize near hits.


  • Frequently visit projects to ensure that safety policies are being abided by


  • Wears all Personal Protection Equipment required by safety specifications



Physical Requirements


  • Able to pass a respirator fit test and wear a respirator when required on specific jobsites


  • Performs physical activity that requires considerable use of arms, legs, and moving whole body


  • Dexterity of hand and fingers to operate a computer, small hand-held power tools, office equipment


  • Required to lift, push, pull, or carry objects up to 25lbs without assistance


  • Physical capability to operate motor vehicles and/or heavy equipment


  • Able to speak and hear detailed information through oral communication


  • Has visual acuity to see items clearly and sharply and to recognize small detail



Special Requirements


  • Ability to Travel - Up To 50%


  • Willing to work 50-55 hour per week and have flexible work hours


  • Willing to work at heights up to 650 feet off the ground


  • Possess valid driver's license in order to operate rental cars when traveling for company business
