Operations Manager Job Description:We are seeking an experienced Operations Manager to oversee the operational planning and management of our communities. The ideal candidate will be responsible for ensuring operational efficiency, budget management, and compliance while collaborating with cross-functional teams to optimize service delivery across mixed-use developments. Key Responsibilities:1. Operations Planning and Readiness Develop and maintain operational plans for all communities, covering staffing, services, workflows, and operating procedures. Lead operational readiness planning for new projects prior to handover and occupancy. Define operational requirements for community services, amenities, security, housekeeping, landscaping, and shared facilities. Support the Community Director in ensuring consistency of operations across all communities.2. Budgeting and Cost Control Prepare and manage detailed operational budgets for communities in coordination with FM and PM teams. Review operating cost structures and identify optimization and efficiency opportunities. Monitor operational expenditure against approved budgets and highlight variances with corrective actions. Support service charge structuring and cost allocation exercises. Ensure operational decisions support long-term cost sustainability.3. Design Review and Operational Optimization Review architectural, MEP, landscape, and public area drawings from an operational perspective. Identify design elements that may negatively impact operational efficiency, maintenance costs, staffing levels, or service delivery. Propose practical design modifications and alternatives to reduce life-cycle costs and improve ease of operation. Coordinate with Development, consultants, and contractors to integrate operational feedback during design and construction stages. Ensure assets are designed for maintainability, durability, safety, and operational simplicity.4. Facility and Property Management Coordination Collaborate with FM and PM teams to align operational planning with service delivery models. Review FM scopes, staffing models, and service methodologies to ensure efficiency and effectiveness. Support contract reviews from an operational and cost-efficiency perspective. Ensure preventive maintenance strategies are embedded in operational planning.5. Operational Performance Monitoring Track operational KPIs related to cost efficiency, service delivery, response times, and asset performance. Conduct operational audits and site inspections to identify improvement areas. Support the Community Director with monthly and quarterly operational performance reports. Drive continuous improvement initiatives across communities.6. Cross-Functional Coordination Serve as the main operational interface with Development during design, construction, and handover phases. Coordinate with procurement, finance, digital, and customer service teams to align operational processes. Support activation and lifestyle teams by ensuring operational feasibility and cost control of programs and events.7. Governance, Compliance, and Risk Ensure operational compliance with internal policies, safety requirements, and regulatory standards. Identify operational risks and propose mitigation strategies. Support emergency preparedness and operational continuity planning. Qualifications and Experience:Bachelors degree in Engineering, Facility Management, Operations Management, or a related discipline.8 to 12 years of experience in operations management within community management, property management, FM, or mixed-use developments. Strong experience reviewing designs from an operational and cost perspective. Proven background in budgeting, cost control, and operational planning. Experience working on large-scale residential or mixed-use projects is preferred. Strong coordination skills with technical, development, and operational teams.
