Are you a seasoned fit-out professional with a proven track record of delivering exceptional interior projects? We are a contractor seeking a highly skilled Senior Project Manager to lead residential and commercial interior fit-out and interior design projects in Riyadh.
You will be the driving force behind our projects, responsible for transforming design concepts into flawlessly executed finished spaces. You will serve as the on-site technical authority and primary leader, ensuring the client's vision is realized to the highest quality standards, on time, and within budget.
Key Responsibilities:
- End-to-End Project Leadership: Oversee all phases of fit-out and interior design projects from mobilization and design coordination through to final handover, ensuring impeccable quality, timely delivery, and adherence to budget.
- Technical Coordination & Approval: Manage the engineering phase, including the review and approval of all shop drawings, material submittals, method statements, and mock-ups in coordination with consultants and clients.
- Stakeholder Management: Act as the primary point of contact, leading meetings with clients, consultants, designers, and subcontractors to ensure seamless communication and resolve technical discrepancies swiftly.
- Quality Assurance & Control: Implement rigorous QA/QC procedures. Conduct regular site inspections, prepare snag lists, and ensure all NCRs and consultant observations are closed to facilitate smooth project handovers.
- Procurement & Subcontractor Management: Work with the commercial team on procurement and manage specialized fit-out subcontractors (e.g., for joinery, stone, ceilings, MEP), optimizing resources and workflows.
- Team Leadership & Reporting: Lead, mentor, and motivate on-site project teams and engineers. Generate detailed progress reports, look-ahead schedules, and resource plans for senior management.
Qualifications & Requirements:
- Bachelor’s degree in Architecture, Interior Design, Civil Engineering, or a related field.
- 10+ years of experience in interior fit-out project management, with a significant portion gained with a main contractor or a specialist fit-out firm.
- In-depth technical knowledge of fit-out processes, materials, and quality standards (e.g., joinery, stone & marble, false ceilings, partitions, specialized paints, and FF&E [Furniture, Fixtures, and Equipment] integration).
- Working knowledge of MEP systems and the ability to coordinate effectively with MEP engineers and subcontractors.
- Exceptional leadership, communication, and interpersonal skills, with proven experience managing complex stakeholder relationships.
- Strong financial acumen and experience managing project budgets and schedules.
- Proficiency in project management software (e.g., MS Project, Primavera) and the MS Office Suite.
- Fluency in English and Arabic is essential.
- PMP certification is a strong advantage.

* إدارة أصحاب المصلحة: العمل كنقطة الاتصال الرئيسية وقيادة الاجتماعات مع العملاء والاستشاريين والمصممين والمقاولين من الباطن لضمان تواصل سلس وحل أي تعارضات فنية بسرعة.
* ضمان ومراقبة الجودة: تطبيق إجراءات صارمة لمراقبة الجودة، وإجراء جولات تفتيش دورية للموقع، وإعداد قوائم الملاحظات (Snag Lists)، وضمان إغلاق جميع الملاحظات والاستفسارات الاستشارية لتسهيل تسليم المشاريع بسلاسة.
* المشتريات وإدارة المقاولين من الباطن: التعاون مع الفريق التجاري في عمليات الشراء وإدارة مقاولي الباطن المتخصصين في التشطيبات (مثل أعمال النجارة، الحجر، الأسقف، وأعمال الميكانيكا والكهرباء والسباكة MEP) مع تحسين الموارد وتدفق العمل.
* القيادة والتقارير: قيادة وتوجيه وتحفيز فرق المشروع والمهندسين في الموقع، وإعداد تقارير تقدم تفصيلية، وجداول زمنية مستقبلية، وخطط الموارد للإدارة العليا.
المؤهلات والمتطلبات:
* درجة البكالوريوس في الهندسة المعمارية أو التصميم الداخلي أو الهندسة المدنية أو مجال ذي صلة.
* خبرة لا تقل عن 10 سنوات في إدارة مشاريع التشطيبات الداخلية، مع خبرة كبيرة لدى مقاول رئيسي أو شركة متخصصة في التشطيبات.
* معرفة فنية عميقة بعمليات التشطيبات وموادها ومعايير الجودة (مثل النجارة، الحجر والرخام، الأسقف المستعارة، القواطع، الدهانات المتخصصة، ودمج الأثاث والتجهيزات (FF&E).
* إلمام عملي بأنظمة الميكانيكا والكهرباء والسباكة (MEP) والقدرة على التنسيق الفعّال مع مهندسي ومقاولي هذه الأنظمة.
* مهارات قيادية واتصال وتواصل متميزة، مع خبرة مثبتة في إدارة علاقات أصحاب المصلحة المعقدة.
* كفاءة مالية قوية وخبرة في إدارة ميزانيات المشاريع وجداولها الزمنية.
* إجادة استخدام برامج إدارة المشاريع مثل MS Project أو Primavera) وحزمة (MS Office.
* إتقان اللغتين الإنجليزية والعربية أمر أساسي.
* يُعد الحصول على شهادة PMP ميزة قوية.
