Project Manager – Civil / Architecture (5-Star Hotels, Fit-Outs, or Mega Projects)

Key Responsibilities:

  • Project Planning & Design:
  • Lead the development of comprehensive project plans, defining scope, deliverables, timelines, and budgets for high-end construction projects (5-star hotels, fit-outs, or mega projects).
  • Coordinate with architects, engineers, designers, and contractors to ensure seamless integration of design and construction processes.
  • Oversee the preparation of detailed design documents and ensure compliance with regulatory requirements, quality standards, and client specifications.
  • Team Leadership & Coordination:
  • Manage and guide the project team, including architects, civil engineers, contractors, and subcontractors, ensuring effective collaboration and communication.
  • Provide clear direction and mentorship to team members, ensuring that each individual understands their role and responsibility.
  • Act as the primary point of contact for the client, consultants, contractors, and other stakeholders, providing regular updates and resolving any issues that arise.
  • Budget & Cost Control:
  • Develop, manage, and monitor project budgets, ensuring that all aspects of the project are completed within the allocated financial resources.
  • Identify cost-saving opportunities without compromising on quality or safety.
  • Approve invoices and ensure timely payment to vendors and contractors while maintaining control over project costs.
  • Schedule Management & Monitoring:
  • Establish project timelines and milestones, ensuring that all project phases are completed on schedule.
  • Regularly review project progress and adjust schedules as necessary to meet deadlines, particularly for large-scale or complex tasks.
  • Hold regular progress meetings with the team and stakeholders to track key performance indicators and address potential delays.
  • Quality Assurance & Compliance:
  • Ensure that the project meets the highest quality standards, including architectural, engineering, and construction specifications.
  • Perform regular site inspections to ensure adherence to design specifications, building codes, and safety regulations.
  • Identify and address any discrepancies, risks, or issues on-site, proactively finding solutions to keep the project on track.
  • Client and Stakeholder Communication:
  • Establish and maintain strong relationships with clients, ensuring their expectations are met and exceeded.
  • Provide regular updates on project progress, challenges, and successes to senior management and key stakeholders.
  • Resolve any concerns or issues raised by clients or contractors promptly and professionally.
  • Health, Safety, and Environmental Compliance:
  • Ensure that all work is conducted in compliance with health, safety, and environmental regulations.
  • Promote a culture of safety, ensuring that all team members and subcontractors adhere to safety protocols on site.
  • Monitor and mitigate any environmental risks associated with the construction or fit-out process.
  • Documentation & Reporting:
  • Maintain detailed and organized records of all project-related documentation, including contracts, change orders, approvals, and progress reports.
  • Prepare and submit detailed weekly and monthly project reports to senior management and clients.
  • Ensure that all documentation is filed appropriately and can be accessed for future reference.


Skills

Qualifications & Skills:

  • Education:
  • Bachelor’s degree in Civil Engineering, Architecture, or a related field. A Master’s degree or relevant certifications (e.g., PMP, LEED) is a plus.
  • Experience:
  • A minimum of 16 years of experience in project management within the construction or architectural industry, with specific experience in 5-star hotels, fit-out projects, or mega projects.
  • Proven track record in successfully delivering high-end, complex projects, particularly in the hospitality sector.
  • Strong experience in managing large teams and handling multiple contractors and stakeholders.
  • Skills:
  • Exceptional leadership, organizational, and project management skills.
  • Strong understanding of construction processes, architectural design, and civil engineering principles.
  • Proficient in using project management software (e.g., MS Project, Primavera, Procore).
  • Excellent communication skills, with the ability to liaise effectively with clients, contractors, and internal teams.
  • In-depth knowledge of health and safety regulations, building codes, and sustainability practices.
  • Strong negotiation and conflict resolution skills, particularly with high-profile clients and contractors.
  • Certifications:
  • Project Management Professional (PMP) or equivalent is highly preferred.
  • LEED or other relevant sustainability certifications are a plus.
