Job Purpose
The Residential Sales Director is a key leadership role responsible for driving sales, managing the sales team, and ensuring overall success in achieving sales targets. This position reports directly to the Executive Director of Residential and plays a crucial role in developing and executing residential sales strategies.
Job Responsibilities - Leadership
Strategic Contribution:
- Lead the sales team in executing sales plans and achieving targets.
- Translate sales strategy into successful launches and events.
- Provide regular reports to the Executive Director on sales performance and CRM data.
Sales Management:
- Direct and motivate the sales team to meet revenue goals.
- Manage day-to-day operations, ensuring efficiency and compliance with policies
Leadership:
- Set priorities and objectives, managing performance through feedback and coaching.
- Serve as a role model, promoting TRSDC's vision, mission, and values with integrity.
Training & Development:
- Oversee recruitment, training, and mentoring of the sales team.
- Provide ongoing sales training to enhance team skills.
Team Collaboration:
- Foster a culture of teamwork and integrity, promoting best practices and sales success.
Job Responsibilities - Functional
Sales Direction:
- Lead: Lead the sales team to achieve outstanding results in selling residential units.
- Relationship Management: Maintain strategic relationships with buyers, tenants, brokers, and other professionals.
- Market Assessment: Guide the team in evaluating market conditions.
- Sales Agreements: Oversee qualification, negotiation, and closure of sales agreements for TRSDC properties, ensuring compliance with internal procedures and regulations.
- Sales Process Management: Liaise with internal teams and TRSDC Management to ensure smooth property handovers and draft agreements with the legal department.
- File Maintenance: Ensure timely and accurate property file management for reporting to the Executive Director.
Profit Maximization:
- Set sales rates and parameters to maximize occupancy yields.
- Develop strategic sales plans with the Executive Director for new assets, analyzing performance and handling sales queries.
- Maintain financial models to forecast sales and leasing activities, focusing on maximizing asset returns.
- Cash Flow Monitoring: Track cash flow for residential units and provide annual financial projections to the finance team, along with periodic sales reports.
Team Management:
- Build and develop a high-performing sales team aligned with business objectives.
- Manage team performance with clear expectations and conduct training sessions to enhance skills.
- Foster a positive work culture that upholds TRSDC values and improves customer engagement.
Job Responsibilities - Organizational
Policies, Systems, Processes, Procedures, Standards and Reports
• Follow all relevant functional policies, processes, standard operating procedures and instructions to ensure that work is carried out in a controlled and consistent manner.
• Assist in the preparation of accurate and timely functional MIS statements and reports to meet corporate and functional requirements, policies and standards.
Safety, Quality and Environment
• Apply safety, quality and environmental management policies, procedures and controls to ensure employee safety, legislative compliance, delivery of high-quality products/service and a responsible environmental attitude.
Continuous Improvement
• Contribute to the identification of opportunities for continuous improvement of the department's systems, processes and practices considering ‘international best practice’, improvement of business processes, cost reduction and productivity improvement.
Job Requirements - Qualification & Experience
• A Bachelors in real estate, business management, administration, finance, commerce, economics or other relevant degrees
• A minimum of 12 years of experience in residential sales with a minimum of 5 years in a sales team management position.
• Must have expertise in off plan sales in a real estate developer within KSA / GCC.
• Working knowledge of luxury residential sales process.
• Knowledge of KSA real estate laws
• Knowledge of sales deal structures and sales terminology.
• Previous experience in leading a team, being highly motivated and confident with people
• Advanced working knowledge of MS office applications.

Job Context
Residential Sales Director will primarily be base in TRSDC HQ and may need to travel as needed.
