Job Description: Architect (7+ Years Experience) Location: Jeddah - Kingdom of Saudi Arabia Employer: Property Development Company Job Type: Full‑Time

Role Overview The Architect will play a central role in supporting the company’s real estate development pipeline by leading design coordination, reviewing consultant deliverables, ensuring compliance with Saudi building codes and urban codes, and safeguarding the developer’s functional, commercial, and aesthetic objectives. The role requires strong technical expertise, excellent communication skills, and the ability to manage multiple design packages across residential, commercial, hospitality, and mixed‑use projects.

Key Responsibilities1. Design Management & Coordination Review and evaluate architectural drawings, reports, and design submissions from consultants. Ensure all designs align with the developer’s vision, project brief, and commercial objectives. Coordinate with internal teams (Development, Projects, Construction, Commercial, FM) to integrate operational and financial requirements into design. Manage design progress across Concept, Schematic, Detailed Design, and IFC stages. Track design deliverables and ensure timely submission by external consultants. Co-supervise design implementation compliance, review and raise feedback on completion reports.2. Regulatory Compliance (KSA) Ensure all designs comply with:Saudi Building Code (SBC) Relevant urban codes (based on project’s location),Local municipality regulations (Baladiyah) Civil Defense requirements Utility provider standards (SEC, NWC, STC) Support preparation of authority submissions and follow up on approvals and NOCs.3. Technical Expertise Conduct technical reviews of architectural, structural, and MEP interfaces. Identify design risks, clashes, and constructability issues early in the process. Provide recommendations to optimize building efficiency, sustainability, and lifecycle performance. Support value engineering exercises without compromising quality or brand standards.4. Consultant & Stakeholder Management Liaise with architectural, engineering, construction, and specialist consultants to ensure alignment with project goals. Participate in design workshops, coordination meetings, and technical reviews. Ensure consultants adhere to contract scope, deliverables, and quality standards. Create, support and evaluate design-related RFPs and technical proposals.5. Development Support Assist in preparing project briefs, design guidelines, and development standards. Provide architectural input during feasibility studies and concept development. Support the preparation of presentations, reports, and materials for internal approvals and investment decisions.6. Construction Interface Provide design clarification during construction stages. Review shop drawings, material submittals, and RFIs for compliance with approved design. Conduct site visits to verify design intent and quality execution.
Qualifications & Experience Minimum Requirements Bachelor’s degree in Architecture from an accredited university. Minimum 7 years of professional experience in architectural design, design management, or development roles. Experience working in Saudi Arabia with strong knowledge of local codes, zoning and landuse regulations /guidelines and approval processes. Proven experience in large‑scale developments (residential, commercial, hospitality, or mixed‑use). Strong understanding of multidisciplinary coordination (MEP, structural, landscape). Proficiency in design and coordination tools (Auto CAD, Revit, BIM platforms, Adobe Suite). Excellent communication, report writing, and presentation skills. Arabic Language is essential. Preferred Qualifications Experience working for a property developer, PMC, or reputable design consultancy. Knowledge of sustainability frameworks (LEED, Mostadam, or equivalent). Experience with value engineering and cost‑driven design optimization. Familiarity with project management tools (Primavera, MS Project, or similar).
