Job description

The objective of the position:

Lead and manage the field execution of fit-out projects, directly supervising engineers, inspectors, contractors, and workers, ensuring project completion according to plans, specifications, and required quality, while adhering to the approved schedule and budget.

Responsibilities:

* Lead the site work team and distribute daily tasks among engineers, inspectors, technicians, and workers.

* Manage the complete field execution of the project from site handover to final delivery.

* Prepare a clear daily and weekly execution plan and monitor its achievement.

* Monitor the attendance and productivity of workers and contractors and measure actual performance levels.

* Directly supervise subcontractors and ensure compliance with quality, materials, and scope of work.

* Make field technical decisions and address issues that hinder execution progress.

* Coordinate all project components to prevent conflicts or delays in work.

* Review architectural, electrical, mechanical, and finishing drawings before execution.

* Prepare, review, and modify shop drawings using AutoCAD.

* Proficiency in Revit and coordination between different disciplines is preferred.

* Ensure the application of the latest approved version of drawings on-site.

* Supervise the execution of drywall, construction, plastering, insulation, gypsum, ceilings, flooring, and painting works.

* Supervise carpentry, marble, glass, steel curtains, doors, facades, and decorations.

* Monitor electrical, HVAC, plumbing, fire alarm, and camera works.

* Ensure readiness of each item before handing it over to the next item to avoid rework.

* Inspect the quality of materials before use and ensure compliance with specifications and approved samples.

* Quantify actual quantities and review the Bill of Quantities (BOQ) and required material quantities.

* Issue material requests in advance according to the schedule and prevent work stoppage due to material shortages.

* Monitor material consumption and reduce waste and loss on-site.

* Review subcontractor invoices and link them to the quantities actually executed.

* Document and record additional works and variation orders.

* Avoid executing any additional works or modifications without written approval from management.

* Prepare daily and weekly reports including achievement percentages, labor, materials, obstacles, and photos.

* Report problems and delays to management promptly, providing proposed solutions.

* Hold brief daily meetings with the site team to review work, objectives, and obstacles.

* Coordinate with the client, consultant, suppliers, and subcontractors.

* Implement safety, cleanliness, and organization requirements on-site.

* Prepare inspection and acceptance requests and follow up on the approval of executed works.

* Prepare snag lists and distribute them to the team, following up on their closure.

* Prepare as-built drawings and handover documents.

* Lead the final handover phase and ensure closure of all remarks on time.

* Train and guide team members, enhance their skills, and hold underperformers accountable according to company policy.

Skills

Qualifications and Required Experience:

* Bachelor's degree in Architecture, Civil Engineering, or a related field.

* Minimum 5 years of practical experience in executing fit-out projects.

* Proven experience in leading execution teams and managing engineers, inspectors, technicians, and workers.

* Experience in executing hotels, restaurants, cafes, offices, exhibitions, and retail outlets.

* Ability to manage the project from site handover to final delivery.

* Proficiency in reading, analyzing, and modifying execution drawings.

* Proficiency in AutoCAD; Revit knowledge is preferred.

* Experience in quantity surveying, BOQ, and variation orders.

* Strong knowledge of finishing materials and execution and acceptance methods.

* Good knowledge of electrical, mechanical, HVAC, plumbing, and fire systems.

* Ability to prepare schedules and monitor achievement rates.

* Proficiency in Microsoft Excel; knowledge of Microsoft Project or Primavera P6 is preferred.

* Ability to work under pressure and manage multiple projects when needed.

* Proficiency in technical English and project-related correspondence.

* Valid driving license and ability to travel between project sites.
