Job description

The objective of the position:

Leading and managing the field execution of interior fit-out projects (Fit-Out), directly supervising engineers, inspectors, contractors, and workers, ensuring project completion according to plans, specifications, and required quality, while adhering to the approved schedule and budget.

Responsibilities:

* Leading the site work team and distributing daily tasks to engineers, inspectors, technicians, and workers.

* Managing the complete field execution of the project from site handover to final delivery.

* Preparing a clear daily and weekly execution plan and following up on its achievement.

* Monitoring the attendance and productivity of workers and contractors and measuring actual performance levels.

* Directly supervising subcontractors and ensuring their compliance with quality, materials, and scope of work.

* Making field technical decisions and addressing issues that hinder execution progress.

* Coordinating all project components to prevent conflicts or delays in work.

* Reviewing architectural, electrical, mechanical, and finishing drawings before execution.

* Preparing, reviewing, and modifying shop drawings using AutoCAD.

* Proficiency in Revit is preferred, along with coordination between various specialties.

* Ensuring the application of the latest approved version of drawings on-site.

* Supervising the execution of drywall, construction, plastering, insulation, gypsum, ceilings, flooring, and painting.

* Supervising carpentry, marble, glass, stainless steel, doors, facades, and decorations.

* Monitoring electrical, HVAC, plumbing, fire alarm, and camera systems.

* Ensuring readiness of each item before handing it over to the next item to avoid rework.

* Inspecting material quality before use and ensuring compliance with specifications and approved samples.

* Quantifying actual quantities and reviewing the Bill of Quantities (BOQ) and required material quantities.

* Issuing early material requests according to the schedule and preventing work stoppage due to material shortages.

* Monitoring material consumption and reducing waste and loss on-site.

* Reviewing subcontractor invoices and linking them to actual quantities executed.

* Documenting and recording additional works and variation orders.

* Not executing any additional works or modifications without written approval from management.

* Preparing daily and weekly reports including achievement rates, labor, materials, obstacles, and images.

* Raising issues and delays to management promptly along with proposed solutions.

* Conducting short daily meetings with the site team to review work, objectives, and obstacles.

* Coordinating with labor, consultants, suppliers, and subcontractors.

* Implementing safety, cleanliness, and organization requirements on-site.

* Preparing inspection and acceptance requests and following up on the approval of executed works.

* Preparing snag lists and distributing them to the team and following up on their closure.

* Preparing as-built drawings and handover documents.

* Leading the final handover phase and ensuring closure of all remarks on time.

* Training and guiding team members, enhancing their skills, and holding underperformers accountable according to company policies.

Skills

Required Qualifications and Experience:

* Bachelor's degree in Architecture, Civil Engineering, or a related field.

* Minimum 5 years of practical experience in executing interior fit-out projects and Fit-Out.

* Proven experience in leading execution teams and managing engineers, inspectors, technicians, and workers.

* Experience in executing hotels, restaurants, cafes, offices, exhibitions, and commercial outlets.

* Ability to manage the project on-site from handover to final delivery.

* Proficiency in reading, analyzing, and modifying execution drawings.

* Proficiency in AutoCAD, and Revit is preferred.

* Experience in quantity surveying, BOQ, variation orders, and invoicing.

* Strong knowledge of finishing materials and execution and acceptance methods.

* Good knowledge of electrical, mechanical, HVAC, plumbing, and fire systems.

* Ability to prepare schedules and monitor achievement rates.

* Proficiency in Microsoft Excel, and knowledge of Microsoft Project or Primavera P6 is preferred.

* Ability to work under pressure and manage multiple projects when needed.

* Proficiency in technical English and project-related correspondence.

* Valid driving license and ability to travel between company sites.

Golden Block Contracting Company requires that the applicant be a field and leadership execution engineer, with real experience in managing Fit-Out sites and leading work teams, not just an office engineer. The candidate must have the ability to take full responsibility for execution, quality, materials, and coordination until final delivery.
