تسعى DSA Architects International إلى تعيين مفتش تصميم داخلي ذو خبرة للانضمام إلى فريقهم في الرياض، المملكة العربية السعودية. يتطلب هذا الدور بدوام كامل 5-10 سنوات من الخبرة ذات الصلة. سيعمل المفتش كممثل للمستشار الرئيسي لجميع أعمال التصميم الداخلي، وبإشراف من كبير مهندسي التصميم الداخلي في الموقع وقائد مشروع DSA. الهدف الأساسي هو مراقبة وتفتيش والإبلاغ عن التنسيق والتنفيذ لللمسات الداخلية والتجهيزات، مع الحفاظ على الامتثال الصارم للغرض المصمم المعتمد، ومواصفات المشروع، ومعايير الجودة، والمتطلبات التعاقدية.
المسؤوليات الأساسية
- قيادة جميع أنشطة التفتيش لأعمال التصميم الداخلي، والالتزام بعقد البناء، ومواصفات المشروع، وإجراءات QA/QC لدى DSA.
- التنسيق عن قرب مع كبير مهندسي التصميم الداخلي في الموقع وموظفي الاستشاريين الفرعيين الآخرين للفحص المشترك والمهام ذات الصلة.
- إرشاد ودعم فريق التفتيش في التسليمات اليومية، وضمان الاتساق والدقة والامتثال لمعايير الجودة.
- مراجعة واعتماد وثائق المقاول، بما في ذلك أدلة QA/QC وخطط الاختبار (ITPs)، وبيانات الطريقة لجميع أعمال التصميم الداخلي.
- إعداد معايير تفتيش التصميم الداخلي ومعايير الجودة باستخدام المواصفات المعتمدة والرسومات ولوحات العينات والمحاكيات.
- حضور وقيادة تفتيشات التصميم الداخلي للأعمال قيد التنفيذ، والمواد، والنماذج بما يتماشى مع خطط QA/QC المعتمدة.
- إجراء وتوثيق التفتيش خارج الموقع وفي المصانع حسب الحاجة.
ما قبل البناء والإشراف التعاقدي
سيلعب مفتش التصميم الداخلي دوراً حيوياً في مراحل ما قبل البناء وضمان الالتزام التعاقدي. وهذا يشمل التحقق من تحديد المقاول ونقاط الإسناد، ومراجعة مسوحات حالة الموقع والخدمات القائمة، والتنسيق مع خطة السلامة والصحة المهنية للمقاول. كما يتطلب الدور التعرف على عقد الأعمال ومخططات تنظيم الموظفين وخطوط التواصل وهياكل التقارير وإجراءات المشروع لضبط الجودة والإشراف.
التنسيق في الموقع والتحكم بالوثائق
- استخدام أنظمة التحكم بالوثائق المحددة في العقد مثل Aconex وSNAGR وFORPROJECTS لإدارة وتتبع الرسومات والوثائق والمراسلات.
- الحفاظ على مجموعة كاملة ومحدثة من وثائق موقع التصميم الداخلي، بما في ذلك الرسومات والمواصفات والجداول وتحديثات التقدم.
- التنسيق مع المقاولين والموردين والاستشاريين الفرعيين لحل قضايا الموقع المتعلقة بالتصميم الداخلي بشكل فوري.
- استلام ومراجعة والرد على طلبات المعلومات (RFIs) من المقاول، والتقديمات، وموافقات المواد، ورسومات الورش ضمن الجداول الزمنية المتفق عليها.
- إصدار وإدارة ملاحظات موقع المستشار (CSOs) وإشعارات عدم المطابقة (NCNs)، مع ضمان الإغلاق في الوقت المناسب.
التقارير وإغلاق المشروع
- الاحتفاظ بمذكرات يومية تفصل الظروف الجوية والتفتيشات وعدم التطابق وموارد المقاول والأحداث الرئيسية والأنشطة الجديدة.
- إعداد والحفاظ على سجلات التفتيش وجداول الإعاقات/الإزالة، وتقارير الوضع، وسجلات التقدم المصوَّرة.
- المساعدة في التفتيشات النهائية والإعاقات والإزالة لضمان الامتثال لمعايير الجودة.
- مراجعة والتعليق على الرسومات كما-built، وإرشادات التشغيل والصيانة (O&M)، ووثائق شهادة الإشغال.
- دعم المقاول في الحصول على جميع الموافقات من السلطات المحلية المتعلقة بالتصميم الداخلي.
الكفاءات المطلوبة
- قدرات تواصل شفهية وكتابية قوية لإعداد التقارير، ونقل المتطلبات الفنية، والتفاعل مع أصحاب المصلحة.
- القدرة المثبتة على العمل بتعاون ضمن فرق متعددة التخصصات، وتوطيد بيئة عمل تعاونية.
- القدرة على العمل بفعالية تحت مواعيد نهائية ضيقة وظروف موقع صعبة، مع إعطاء الأولوية للمهام دون المساس بالجودة.
- نهج دقيق في فحص التشطيبات، ومراجعة الوثائق، والتأكد من التوافق مع نية التصميم والمواصفات.
- القدرة على التخطيط والجدولة وتنظيم أنشطة التفتيش لتتوافق مع برامج البناء.
- الكفاءة في تتبع تقدم الموقع مقابل المعالم، وتحديد التأخيرات المحتملة، وإنتاج تقارير تقدم دقيقة وفي الوقت المحدد.
About the Role
DSA Architects International is seeking an experienced Interior Design Inspector to join their team in Riyadh, Saudi Arabia. This full-time role requires 5-10 years of relevant experience. The Inspector will serve as the Lead Consultant’s representative for all interior works, operating under the direction of the Senior ID Site Architect and DSA Project Lead. The primary objective is to monitor, inspect, and report on the coordination and execution of interior finishes and fit-out, ensuring strict compliance with approved design intent, project specifications, quality standards, and contractual requirements.
Key Responsibilities
- Lead all inspection activities for interior design works, adhering to the construction contract, project specifications, and DSA’s QA/QC procedures.
- Coordinate closely with the Senior ID Site Architect and other sub-consultant staff for joint inspections and related tasks.
- Guide and support the inspection team in daily deliverables, ensuring consistency, accuracy, and compliance with quality standards.
- Review and approve contractor documentation, including QA/QC manuals, Inspection and Test Plans (ITPs), and method statements for all interior design works.
- Establish interior design inspection criteria and quality benchmarks using approved specifications, drawings, sample panels, and mock-ups.
- Attend and lead interior design inspections for works in progress, materials, and mock-ups in line with approved QA/QC plans.
- Conduct and document off-site and factory inspections as required.
Pre-Construction and Contractual Oversight
The Interior Design Inspector will play a crucial role in pre-construction phases and ensuring contractual adherence. This involves verifying contractor set-out and datum points, reviewing site condition and existing services surveys, and coordinating with the contractor’s Health & Safety plan. The role also requires familiarization with the works contract, staffing organization charts, communication lines, reporting structures, and project procedures for quality control and supervision.
Site Coordination and Document Control
- Utilize contract-specified document control systems such as Aconex, SNAGR, and FORPROJECTS to manage and track drawings, documents, and correspondence.
- Maintain a complete and current set of interior design site documentation, including drawings, specifications, schedules, and progress updates.
- Coordinate with contractors, subcontractors, and sub-consultants to resolve interior design-related site issues promptly.
- Receive, review, and respond to contractor Requests for Information (RFIs), submittals, material approvals, and shop drawings within agreed timelines.
- Issue and manage Consultant Site Observations (CSOs) and Non-Conformance Notices (NCNs), ensuring timely close-out.
Reporting and Project Close-Out
- Maintain a daily diary detailing weather conditions, inspections, non-conformances, contractor resources, key events, and new activities.
- Prepare and maintain inspection logs, snagging/de-snagging schedules, status reports, and photographic progress records.
- Assist with final inspections, snagging, and de-snagging to ensure compliance with quality standards.
- Review and comment on as-built drawings, Operations & Maintenance (O&M) manuals, and taking-over certificate documentation.
- Support the contractor in securing all local authority sign-offs related to interior design.
