Project: Mixed-Use Residential Villa Development Location: Riyadh, Saudi Arabia Reporting to: Project Director
About the Role We are seeking an experienced and highly analytical Planning Manager to lead the planning and scheduling activities for a high-profile residential villa construction supervision project in Riyadh. The successful candidate will be responsible for overseeing the contractor’s progress, ensuring adherence to the master schedule, and providing critical foresight to the project leadership to mitigate delays. As the Planning Manager on the Owner’s/ Supervision Team, your primary focus will be on monitoring, verifying, and reporting on the contractor's performance, rather than creating the initial execution schedule. You will act as the gatekeeper of the project timeline, ensuring all contractual milestones are met

Key Responsibilities1. Schedule Management & Control Review and analyze the contractor’s detailed Baseline Construction Program (Primavera P6) for logic, resource loading, and compliance with contract specifications Monitor progress against the baseline schedule, identifying deviations, delays, and potential risks to the critical path Issue regular look-ahead schedules (4-week/8-week) in coordination with site supervision staff to ensure proactive resource planning Review and assess contractor’s catch-up schedules and recovery plans in the event of delays, providing recommendations to the Project Director. 2. Progress Monitoring & Reporting Lead the preparation of the monthly progress reports for submission to the Client, including S-Curves, histograms, and variance analysis. Conduct regular site inspections to physically verify the accuracy of the contractor’s reported progress percentages Prepare and present planning presentations for weekly progress meetings and high-level stakeholder briefings3. Delay Analysis & Claims Analyze contractor's claims for Extension of Time (EOT) by reviewing delay events, contemporaneous records, and the impact on the critical path Maintain a comprehensive "As-Built" program and a detailed delay register to protect the client's interests Provide expert planning input on variations and change orders, assessing their impact on the overall project completion date4. Coordination & Communication Liaise between the site supervision team, the design team, and the contractor to ensure alignment between construction activities and design deliverables Coordinate with other discipline leads (Architectural, Structural, MEP) to ensure planning data reflects site realities Qualifications & Experience Education: Bachelor’s Degree in Civil Engineering, Architecture, or Construction Management. A Master’s degree is a plus Certification: Professional certification such as PMP (Project Management Professional) or CCP (Certified Cost Professional) is highly desirable Software: Expert proficiency in Primavera P6 and Microsoft Project. Advanced knowledge of Microsoft Excel and Power BI for reporting is preferred. Experience: Minimum 15 years of overall planning experience in the construction industry Minimum 5 years of experience working specifically as a Planning Manager on Construction Supervision projects (PMC/Consultant side) Proven track record of working on large-scale residential/villa projects in the Middle East, preferably within Saudi Arab Experience in handling multiple villa clusters/phases simultaneously is a strong advantage
Key Competencies Analytical Thinking: Ability to interpret complex data and translate it into actionable insights Forensic Planning: Skilled in delay analysis methodologies (Time Impact Analysis, As-Planned vs. As-Built) Communication: Fluent in English (Arabic is a distinct advantage but not mandatory). Ability to communicate complex schedule issues to non-technical stakeholders Integrity: High level of professional integrity to ensure fair but firm assessment of contractor performance Proactive: Ability to foresee potential problems and advise management on preventive actions
