Residential Sales Director

Job Purpose:


Our company is on the hunt for a talented and experienced Sales Director professional within Residential Sales to lead our sales team within RSG. We need a self-motivated professional with proven leadership and managerial experience, as well as an outstanding track record in sales, in particular of luxury resort second homes.

 

In addition to being an excellent communicator, our ideal candidate will also demonstrate exceptional negotiation and leadership skills.

 

The successful candidate will be contribute to creating, managing, executing residential sales across all projects within the Group’s property portfolio, in accordance with the Board-approved Sales & Marketing Strategy.  The team has already been partially formed, but this person will lead in the further recruitment, development, and mentoring of the Sales team.  


Job Responsibilities:


Strategic Contribution

  • Support in ensuring that the Residential Sales & Marketing Strategy is translated into operational business plans for the Residential Sales function
  • Contribute to the implementing and monitoring and reporting on the performance and execution of those plans against annual targets.


Leadership

  • Contribute to the establishment and operations of a best-in-class Residential Sales team to ensure that results are delivered in line with the strategic plans, policies and procedures.
  • Build and lead a motivated, engaged and competent sales team, by setting priorities and objectives, managing performance, and providing ongoing feedback and coaching to meet the functional challenges and goals. 
  • Serve as a role model to ensure employees’ awareness and commitment to RED SEA GLOBAL  vision, mission, values, fundamentals and corporate strategy to establish a highly engaged and motivated human resources, and continuously improve performance.


Budget 

  • Contribute to the preparation of the functional budget and monitor financial performance versus the budget so that the business is aware of anticipated costs/revenues, areas of unsatisfactory performance are identified, and potential performance improvement opportunities are capitalized upon.

 

Strategic Relationships

  • Develop and maintain robust relationships with global and regional hospitality brand partners, brand aggregators, institutions, and key agents to promote best interests of RED SEA GLOBAL .
  • Guide the sales team to continually assess and monitor market conditions and preferences and use that intelligence to inform current and future development plans and designs.
  • Conduct research to estimate the demand, pricing, positioning and other aspects for RED SEA GLOBAL portfolio projects.
  • Ensure effective management of relationships with prospective tenants, real estate brokers and other third party sales-related professionals.
  • Oversee the qualification, assessment, negotiation and closure on sales agreements for all RED SEA GLOBAL  properties, in accordance with the established internal procedures and external regulations.
  • Lead sales marketing campaigns through the Director of Residential Marketing, in close collaboration with the core marketing team.
  • Develop and implement effective promotions, PR, and other aspects of the Sales effort in collaboration with the core marketing team and other departments as necessary.
  • Lead and coordinate input from all departments to ensure product is brought to market on schedule.
  • Oversee the sales process and liaise with various internal functions and RED SEA GLOBAL  Management to complete the handover for each property. Ensure liaison with the legal department’s nominated representative to draft the agreements, incorporating the terms and conditions as per regulations and internal guidelines.
  • Oversee and ensure accurate and timely maintenance of property files by the sales team for various reporting requirements.


Profit Maximization and Management Reporting

  • Establish both sales rates and parameters (qualitative and quantitative) and align with budgeted amounts for each property to maximize yields.
  • Direct the sales team to ensure delivery of maximum value for all residential units
  • Develop strategic sales plans for new assets, review performance, analyze and update RED SEA GLOBAL  management on all key matters that require sales approvals, and handle all queries posed by RED SEA GLOBAL  management on sales operations and performance in various regions.
  • Focus and strategize on adding value and maximizing return for the real estate asset portfolio by analyzing property for asset efficiencies, costs, and income.
  • Generate and provide periodic sales reports.


Workflow and Staff Management

  • Develop, implement, and maintain policies, processes, and procedures for the sales and leasing function, which are in line with the corporate business plans of RED SEA GLOBAL .
  • Recruit, manage, motivate and develop a high-quality sales team for driving sales operations and for achieving the business objectives.
  • Monitor the performance and productivity of all team members with clearly set job expectations in line with the performance appraisal system of RED SEA GLOBAL .
  • Organize training and development platforms for the team members on different aspects of Sales and leasing function, as applicable, and maintain a high performing environment and an amicable work culture, upholding the RED SEA GLOBAL  values.
  • Implement measures to improve traffic and increase customer interface and continuous engagement.

 

Policies, Systems, Processes, Procedures, Standards and Reports

  • Follow all relevant functional policies, processes, standard operating procedures and instructions to ensure that work is carried out in a controlled and consistent manner.
  • Assist in the preparation of accurate and timely functional MIS statements and reports to meet corporate and functional requirements, policies and standards.


Safety, Quality & Environment

  • Apply safety, quality and environmental management policies, procedures and controls to ensure employee safety, legislative compliance, delivery of high-quality products/service and a responsible environmental attitude.


Continuous Improvement  

  • Contribute to the identification of opportunities for continuous improvement of Chief of Staff Office’s systems, processes and practices considering ‘international best practice’, improvement of business processes, cost reduction and productivity improvement.


Job Stakeholders (Relationship):

Internal

Close liaison with Finance, Hospitality, Operations, Legal, Marketing, and Project Delivery teams.

External

  • Brand partners and brand aggregators
  • Government and semi government authorities
  • Brokers
  • Facilities and property management service providers (as and when applicable)
  • Professional services providers (such as legal)



Skills

Job Requirements

Qualification and Experience:


  • A minimum of bachelor’s and/or master’s degree in real estate, business administration, finance, accounting, commerce, economics, engineering or any other relevant stream.
  • Any other relevant professional certifications will be an added advantage.
  • A minimum of 18+ years of experience in sales and marketing with minimum of 6 years in a senior management position. Experience preferably includes

o  Residential sales, particularly of luxury resort residential product

o  Expert understanding of residential sales process, and a sound understanding of real estate law and finance essentials.

o  Knowledge of deal structures and sales terminology.

o  Property accounting and financial analysis, preferably in the resort/hospitality sector.

o  Previous experience in leading teams with proven sales performance.

o Advanced working knowledge of MS office applications.

primarily be base in RED SEA GLOBAL HQ and will need to travel as required.
