Role Overview
We are seeking a Senior Quantity Surveyor (QS) who is responsible for managing all cost and commercial aspects of the project, including quantity take-offs, cost estimation, BOQs, variation assessments, subcontractor evaluations, and payment certifications. The role requires strong technical knowledge in one or more disciplines (Architectural / Civil / Electrical / Mechanical) and the ability to coordinate effectively with project teams, consultants, and subcontractors.
Key Responsibilities
1. Quantity Take-off & Measurement
- Prepare detailed quantity take-offs based on drawings, specifications, and project documents.
- Ensure accuracy of material quantities for tendering, procurement, and site execution.
- Manage discipline-specific measurements (Arch/Civil/MEP).
2. Cost Estimation & BOQ Preparation
- Prepare cost estimates, rate analyses, and discipline-specific BOQs.
- Validate and update BOQs based on design changes or client requirements.
- Provide input for budgeting and cost planning.
3. Contract Administration
- Review and interpret contract documents and specifications.
- Assist in preparing and evaluating contract amendments, variations, and change orders.
- Ensure compliance with contractual terms and project requirements.
4. Subcontractor Management
- Prepare RFQs and analyze vendor/subcontractor quotations.
- Review and verify subcontractor monthly invoices and quantity claims.
- Monitor subcontractor performance and cost alignment.
5. Payment Certificates & Documentation
- Prepare monthly progress valuations for client submission.
- Verify site progress in coordination with site engineers.
- Maintain accurate cost and quantity records for internal and external reporting.
6. Project Cost Control
- Monitor project cost against budget and highlight variances.
- Assist in preparing cost reports, forecasts, and cash-flow projections.
- Support value engineering initiatives to reduce cost without reducing quality.
7. Coordination & Communication
- Liaise with project managers, engineers, planners, and technical office teams.
- Attend meetings with clients, consultants, and subcontractors when required.
- Provide technical and QS support to various departments.
Skills
Qualifications & Requirements
- Bachelor’s degree in Quantity Surveying, Engineering (Civil / Mechanical / Electrical), or Architecture.
- Minimum 10 years of experience, preferably in construction/contracting companies within KSA.
- Strong knowledge in one or more disciplines (Arch / Civil / Electrical / Mechanical).
- Excellent understanding of contract forms, cost control, and project execution.
- Proficiency in QS software, MS Excel, AutoCAD, and cost-management tools.
- Strong analytical, numerical, and communication skills.
- Fluent in English (Arabic is an advantage).
