Job Overview: As the Commercial Manager, you will be responsible for managing all commercial aspects of our projects, including contract management, cost control, and procurement. You will work closely with project managers, contractors, and other stakeholders to ensure that our projects are completed on time, within budget, and to the highest standards. This role requires a strategic thinker with strong negotiation skills and extensive experience in the construction industry, ideally with a background in contracting.

Key Responsibilities:

• Lead and manage the commercial aspects of multiple projects simultaneously, from inception to completion.
• Oversee the preparation and negotiation of contracts, ensuring compliance with company policies and legal requirements.
• Develop and manage project budgets, forecasts, and cash flows.
• Monitor and control project costs, identifying and addressing any variances.
• Manage procurement processes, including the selection and appointment of subcontractors and suppliers.
• Collaborate with project teams to ensure the effective management of resources and the timely delivery of projects.
• Identify and manage risks and opportunities related to commercial performance.
• Prepare and present regular commercial reports to senior management, providing insights and recommendations for improvement.
• Establish and maintain strong relationships with clients, contractors, and other stakeholders.
• Ensure that all commercial activities are conducted in line with industry best practices and ethical standards.

Requirements:

• Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• Minimum of 8-12 years of experience in a commercial management role within the construction or real estate development industry.
• Previous experience working with contractors is highly desirable.
• Strong knowledge of construction contracts, cost management, and procurement processes.
• Excellent negotiation, communication, and interpersonal skills.
• Ability to lead and motivate a team, managing multiple projects and deadlines effectively.
• Proficient in the use of commercial management software and Microsoft Office Suite.
• Fluent in English; knowledge of Arabic is a plus.
• Understanding of the local real estate market and construction regulations in Saudi Arabia.
