Job description

Lion-Inc is a Saudi security and ELV systems integrator based in Riyadh, delivering CCTV and video surveillance, access control, structured cabling and fiber optics, SCADA/BMS and network infrastructure across the Kingdom.

We are hiring a Projects Manager to own the delivery of our security and network systems projects and our operation and maintenance contracts. This is a hands-on delivery role: you will run several small to medium projects at the same time for a base of repeat clients, lead our foremen and field technicians, and secure additional manpower through subcontractors and temporary labour whenever a project exceeds our in-house capacity. The role reports to the Operations Director.

Planning and execution

• Take over the project scope from the Technical and Sales departments, run the kick-off meeting and document its decisions.
• Build the execution plan for each project: schedule, phases, deliverables, permits and approvals.
• Make sure a site survey is carried out and translated into a clear execution scenario before mobilisation.
• Run several concurrent projects and set priorities between them.
• Control any change of scope through an approved variation order and prevent unbilled work.

Resources and manpower

• Calculate the technicians and equipment each project needs against what is actually available in-house.
• Identify the resource gap early and close it through temporary labour or subcontractors, with a technical and commercial evaluation of each option.
• Nominate subcontractors, define their scope of work, monitor their performance and certify their claims against actual progress.
• Allocate technicians across sites daily and weekly so that no site stalls for lack of resources.

Field teams and foremen

• Supervise the foremen directly, coordinate their work and resolve conflicts between sites.
• Review and approve site progress reports and request Technical Department sign-off when a technical review is needed.
• Assess technician performance, identify skill gaps and recommend training or replacement.
• Apply the approved time and quality benchmarks for field work and verify compliance.

Operation and preventive maintenance contracts

• Prepare and execute preventive maintenance (PPM) schedules for every contract and make sure they run on time.
• Manage SLA tickets from receipt to closure within the contractual response times.
• Track spare parts and operational stock tied to the contracts.
• Issue periodic performance reports to clients.

Technical control

• Review drawings and specifications for surveillance and network systems and verify that installation matches them.
• Supervise network works: copper and fiber optic cabling, switching, IP addressing and VLANs, recorder and storage configuration, bandwidth and storage sizing.
• Lead testing and commissioning, preliminary and final handover, and the close-out file (as-built drawings, O&M manuals).

Cost control and reporting

• Track actual against estimated cost per project and escalate any deviation.
• Link progress milestones to payment entitlements and support the claims process.
• Report to the Operations Director on project status, risks and resources.

Safety and quality

• Enforce site safety requirements and make sure teams hold the required work permits.
• Document and close out incidents and near misses.

Working hours: Sunday to Thursday.

Location: Riyadh, with travel to project sites across the Kingdom.

Skills

• 7 to 10 years in ELV and security systems, with at least 3 years managing projects and field teams.
• Proven delivery of CCTV and video surveillance projects (Hikvision, Dahua, Axis, Milestone or equivalent) and access control systems.
• Strong practical networking background; CCNA or equivalent strongly preferred.
• Structured cabling and fiber optic installation, splicing and testing.
• Managing subcontractors and temporary labour in the Saudi market.
• Planning and scheduling multiple concurrent projects with cost control against budget.
• Leading foremen and field technicians, performance management and site discipline.
• Preventive maintenance planning and SLA-driven operations.
• Reading and verifying technical drawings and specifications; testing, commissioning and handover documentation.
• Bachelor degree in Engineering (telecommunications, electrical or computer) or a technical diploma with equivalent experience.
• PMP or CAPM is an advantage.
• Arabic and English; English is required for documentation and correspondence with consultants.
• Valid Saudi driving licence and willingness to travel between project sites.
• Saudi nationals are preferred in support of Saudization.
