Mnzil is building the workforce-housing infrastructure that keeps Saudi Arabia moving communities where people genuinely belong. The Real Estate & Construction team is the engine that converts that vision into physical, liveable spaces at scale. As Construction Manager, you are the single accountable point for delivering projects from the first planning meeting through final handover: on time, on budget, safe, and built to a standard that reflects how seriously Mnzil takes the people who will call these spaces home.
Key Responsibilities
- Own the full project lifecycle planning, design coordination, execution, closeout, and handover with end-to-end accountability for scope, cost, schedule, and quality
- Coordinate architects, engineers, consultants, contractors, and suppliers so that every discipline is aligned and no dependency falls through the cracks
- Review architectural and engineering drawings critically: flag impracticalities, clashes, or cost drivers before they reach the site and cost real money
- Develop and own project scopes, technical specifications, bills of quantities, cost estimates, and pricing proposals; interrogate contractor and supplier quotations and support commercial negotiations
- Set detailed project schedules, budgets, and milestone plans; monitor on-site progress daily and take corrective action the moment a risk to cost or programme is identified
- Enforce compliance with approved drawings, specifications, contracts, safety regulations, and Mnzil quality standards on every visit to site
- Manage design changes, variation orders, claims, and technical clarifications with discipline and clear documentation
- Report project status, cost performance, risk register, and forecasts to leadership in plain, data-backed language
Desired Candidate Profile
- Bachelor's degree in Civil Engineering, Architecture, or a closely related construction discipline
- 7+ years of hands-on construction project management experience, with a track record of delivering mid-to-large projects from design through handover
- Demonstrated ability to read, interrogate, and coordinate multidisciplinary drawings and specifications across civil, structural, MEP, and architectural packages
- Proven experience preparing and managing budgets, cost estimates, bills of quantities, and variation orders not just reviewing them
- Strong command of project scheduling tools and the ability to maintain programme integrity under real site pressure
- Experience operating on Saudi construction sites and working within KSA regulatory and safety frameworks is a significant advantage
