Job Description — Project Manager (ICT & MEP)

About the Role The Project Manager leads the company's projects end to end — from planning and design through handover, operation, and maintenance — across network infrastructure, physical security, BMS, MEP works, and full data center construction covering passive infrastructure, active components, and associated software (DCIM, monitoring). The role leads large multidisciplinary teams, subcontractors, and vendors, delivering to international standards within budget, schedule, and quality.
Key Duties & Responsibilities
Planning & Design• Develop the full project plan (scope, schedule, budget, resources, risks) and review designs and shop drawings with consultants against international standards (TIA-942, Uptime Institute, ASHRAE, NFPA) and customer requirements.• Participate in reviewing and selecting contractors' and vendors' proposals with procurement and presales, and define systems and software requirements (DCIM, BMS, monitoring) from the design stage.
Network Infrastructure• Supervise structured cabling (copper and fiber), pathways, and telecom rooms, and manage installation and configuration of active components (switches, routers, firewalls, wireless, unified communications) with specialized teams.
Physical Security & ELV• Supervise delivery of CCTV, access control, and intrusion detection, plus fire detection and suppression and voice evacuation systems per Civil Defense requirements.
BMS• Manage implementation and integration of BMS platforms with HVAC, lighting, power, and security systems so all building systems operate as one centrally monitored ecosystem.
MEP Works• Supervise electrical works (distribution panels, lighting, power, earthing, low voltage) and mechanical works (HVAC, firefighting, plumbing), ensuring integration with technology systems and clash coordination between MEP and technology drawings.
Data Center Projects (Planning to Operation)• Manage data center construction and fit-out of various tier levels from design through operation.• Supervise passive infrastructure: civil and fit-out works (raised floors, insulation), power (UPS, generators, ATS), precision cooling (CRAC/CRAH, aisle containment), racks, and cabling; and active components: servers, storage, networking and security equipment.• Manage DCIM and environmental monitoring platforms, ensuring all components (passive + active + software) operate as one ecosystem before handover.
Testing, Commissioning & Handover• Manage testing and commissioning of all systems, including load bank and integration tests; prepare handover documentation (as-built drawings, manuals, test certificates, warranty matrix); manage final handover and customer team training.
Operation & Maintenance• Oversee initial operation and the warranty period through snag list closure; develop preventive and corrective maintenance plans for O&M contracts; monitor SLAs and issue uptime and availability reports.
Team & Stakeholder Management• Lead large multidisciplinary teams (civil, electrical, mechanical, networking, systems) in-house and through subcontractors; manage vendors' compliance with scope, quality, schedules, and payments.• Communicate continuously with customers and consultants; manage change orders, claims, and risks; ensure HSE compliance on site.
Qualifications & Experience• Bachelor's degree in Engineering (Electrical, Mechanical, Telecom, or Computer) or related field.• 7+ years of project management experience, including 3+ years in ICT, ELV, data center, or critical infrastructure projects.• Proven experience managing integrated projects combining civil, MEP, and technology scopes, leading large teams and multiple contractors on parallel projects.• Experience with government tenders and the Etimad platform is an advantage.
Skills & Competencies• Deep knowledge of networking, physical security, BMS, and data center standards (TIA-942, Uptime Institute, ASHRAE), with comprehensive understanding of MEP, power, cooling, and protection systems.• Good command of DCIM, BMS, and monitoring platforms; proficiency in Primavera P6 or MS Project and Microsoft Office; Auto CAD is a plus.• Excellent leadership, negotiation, and decision-making under pressure; professional reporting in Arabic and English; commitment to deadlines on parallel projects.
Preferred Certifications• PMP or equivalent; data center certifications (CDCP / CDCS); vendor certifications (Cisco, Schneider Electric, Vertiv, Honeywell, Hikvision) are an advantage.

‏نبذة عن الدور‏يتولى مدير المشاريع القيادة الكاملة لمشاريع الشركة من التخطيط والتصميم حتى التسليم والتشغيل والصيانة، في مجالات البنية التحتية للشبكات، والأمن الفعلي، وأنظمة إدارة المباني (BMS)، والأعمال الكهروميكانيكية (MEP)، ومشاريع مراكز البيانات بكامل مكوناتها — السلبية (Passive) والنشطة (Active) والبرمجيات (DCIM، المراقبة). يقود فرقاً كبيرة متعددة التخصصات ومقاولين وموردين، وفق المعايير العالمية وضمن الميزانية والجدول الزمني والجودة.
‏المهام والمسؤوليات
‏التخطيط والتصميم‏• إعداد خطة المشروع الشاملة (النطاق، الجدول، الميزانية، الموارد، المخاطر) ومراجعة التصاميم والمخططات التنفيذية مع الاستشاريين وفق المعايير العالمية (TIA-942، Uptime Institute، ASHRAE، NFPA) ومتطلبات العميل.‏• المشاركة في مراجعة واختيار عروض المقاولين والموردين مع فرق المشتريات وما قبل البيع، وتحديد متطلبات الأنظمة والبرمجيات (DCIM، BMS، المراقبة) منذ التصميم.
‏البنية التحتية للشبكات‏• الإشراف على الكابلات المهيكلة (نحاس وألياف) والمسارات وغرف الاتصالات، وإدارة تركيب وتهيئة المكونات النشطة (سويتشات، راوترات، جدران نارية، شبكات لاسلكية، اتصالات موحدة) مع الفرق المتخصصة.
‏الأمن الفعلي والأنظمة الخفيفة (ELV)‏• الإشراف على أنظمة المراقبة (CCTV) والتحكم في الدخول وكشف التسلل، وأنظمة كشف وإطفاء الحريق والإخلاء الصوتي وفق متطلبات الدفاع المدني.
‏أنظمة إدارة المباني (BMS)‏• إدارة تنفيذ وتكامل أنظمة BMS مع التكييف والإنارة والطاقة والأنظمة الأمنية لتعمل كمنظومة واحدة قابلة للمراقبة المركزية.
‏الأعمال الكهروميكانيكية (MEP)‏• الإشراف على الأعمال الكهربائية (لوحات، إنارة، قوى، تأريض، جهد منخفض) والميكانيكية (HVAC، مكافحة الحريق، السباكة) وتكاملها مع الأنظمة التقنية، والتنسيق بين المخططات لتجنب التعارضات (Clash Coordination).
‏مشاريع مراكز البيانات (من التخطيط حتى التشغيل)‏• إدارة مشاريع بناء وتجهيز مراكز البيانات بمختلف فئاتها (Tier) من التصميم حتى التشغيل.‏• الإشراف على البنية السلبية: الأعمال المدنية (الأرضيات المرفوعة، العزل)، الطاقة (UPS، مولدات، ATS)، التبريد الدقيق (CRAC/CRAH، الممرات)، الحوامل والكابلات؛ والمكونات النشطة: الخوادم والتخزين ومعدات الشبكات والحماية.‏• إدارة أنظمة DCIM والمراقبة البيئية، وضمان تكامل جميع المكونات (Passive + Active + Software) كمنظومة واحدة قبل التسليم.
‏الاختبار والتشغيل والتسليم‏• إدارة الاختبار والتشغيل التجريبي لجميع الأنظمة بما فيها اختبارات الأحمال والتكامل، وإعداد وثائق التسليم (As-Built، الأدلة، الشهادات، الضمانات)، وإدارة التسليم النهائي وتدريب فرق العميل.
‏التشغيل والصيانة‏• الإشراف على التشغيل الأولي وفترة الضمان حتى إغلاق الملاحظات، وإعداد خطط الصيانة الوقائية والتصحيحية لعقود التشغيل والصيانة، ومتابعة SLA وتقارير الجاهزية.
‏إدارة الفرق والمقاولين‏• قيادة فرق كبيرة متعددة التخصصات (مدنية، كهربائية، ميكانيكية، شبكات، أنظمة) داخلياً وعبر المقاولين، ومتابعة التزام الموردين بالنطاق والجودة والجداول والمستخلصات.‏• التواصل المستمر مع العميل والاستشاري، وإدارة التغييرات والمطالبات والمخاطر، وضمان الالتزام بالسلامة (HSE).
‏المؤهلات والخبرة‏• بكالوريوس هندسة (كهربائية، ميكانيكية، اتصالات، حاسب) أو تخصص ذي صلة.‏• خبرة 7 سنوات فأكثر في إدارة المشاريع، منها 3 سنوات في مشاريع ICT أو ELV أو مراكز البيانات أو البنية الحرجة.‏• خبرة مثبتة في مشاريع متكاملة تجمع الأعمال المدنية وMEP والأنظمة التقنية، وقيادة فرق كبيرة ومقاولين في مشاريع متوازية.‏• الخبرة في المناقصات الحكومية ومنصة اعتماد ميزة إضافية.
‏المهارات والكفاءات‏• معرفة عميقة بالشبكات والأمن الفعلي وBMS ومعايير مراكز البيانات (TIA-942، Uptime Institute، ASHRAE)، وفهم شامل لأعمال MEP والطاقة والتبريد والحماية.‏• إلمام بأنظمة DCIM وBMS والمراقبة، وإتقان Primavera P6 أو MS Project وMicrosoft Office، وAuto CAD ميزة إضافية.‏• مهارات قيادة وتفاوض واتخاذ قرار تحت الضغط، وإعداد التقارير بالعربية والإنجليزية، والالتزام بالمواعيد في مشاريع متوازية.
‏الشهادات المفضلة‏• PMP أو ما يعادلها؛ شهادات مراكز البيانات (CDCP / CDCS)؛ شهادات الموردين (Cisco، Schneider Electric، Vertiv، Honeywell، Hikvision) ميزة إضافية.
