Role Overview

We are seeking a highly experienced Project Manager to lead large-scale building construction projects in Saudi Arabia. The ideal candidate will have a proven track record of delivering complex, high-value residential, commercial, or mixed-use developments. Priority consideration will be given to candidates with prior experience working within Chinese-funded or Chinese-managed construction enterprises, as well as those who have successfully delivered work on the Qiddiyah megaproject or similar Giga-projects in the Kingdom. This role demands a strategic leader who can manage end-to-end project delivery—from pre-construction planning through to handover—while ensuring safety, quality, schedule, and budget targets are met in a fast-paced, multicultural environment.

Key Responsibilities

• Project Leadership: Oversee all phases of one or more large-scale building construction projects with multiple subcontractors and interfaces.
• Schedule & Cost Control: Develop and manage master schedules (Primavera P6/MS Project), monitor progress, and implement corrective actions to meet milestones. Control project costs, change orders, and cash flow.
• Quality & HSE: Enforce strict quality assurance/quality control (QA/QC) procedures and promote a zero-incident health, safety, and environmental (HSE) culture.
• Stakeholder Management: Serve as the primary point of contact for the client, consultant, design teams, and local authorities. Lead progress meetings and report regularly to senior management.
• Subcontractor & Supply Chain Management: Procure, negotiate, and manage subcontractors and suppliers; ensure timely delivery of materials and equipment.
• Risk Management: Identify project risks (technical, commercial, logistical) and develop mitigation strategies.
• Team Development: Mentor and manage a multidisciplinary team of engineers, supervisors, and administrative staff.
• Compliance: Ensure full adherence to Saudi building codes, municipal regulations, and contract conditions (FIDIC or similar).

Skills

Preferred Qualifications & Experience

Essential:

• Bachelor’s degree in Civil Engineering, Construction Management, or related field.
• Minimum 15+ years of total construction experience, with at least 5 years in a senior Project Manager or Project Director role.
• Proven experience as Project Manager or Project Director on at least one (1) large-scale building project in Saudi Arabia (e.g., residential towers, hotels, hospitals, commercial complexes, or entertainment venues).
• Strong command of project management tools (Primavera P6, MS Project, ERP systems).
• Excellent English communication skills (verbal and written).
• PMP or equivalent certification is highly desirable.

Highly Preferred (Priority Criteria):

• Prior experience working in a Chinese construction company with solid understanding of Chinese management style, reporting protocols, and cross-cultural team coordination.
• Direct hands-on project delivery experience on the Qiddiya megaproject (or other KSA Giga-projects such as NEOM, Red Sea Global, ROSHN, Diriyah Gate) – familiar with client expectations, authority interfaces, and fast-track delivery demands in these flagship developments.
