نبذة عن الوظيفة:
تبحث شركة كثيب للاستثمار عن مدير مرافق متمكن وفعّال لقيادة عمليات التشغيل والصيانة في عدد من المجمعات السكنية والتجارية. يجب أن يكون لدى المرشح خبرة عملية في إدارة الفرق الفنية، والإشراف على أنظمة المرافق المتعددة مثل التكييف، والكهرباء، والسباكة، والمصاعد، وأنظمة الأمان، والحدائق، والتنظيف.

المهام والمسؤوليات:

• الإشراف على العمليات اليومية لأعمال الصيانة والتشغيل في المرافق المختلفة.
• إدارة الفرق الفنية والموردين ومتابعة أدائهم.
• متابعة وتنفيذ جداول الصيانة الوقائية والتصحيحية.
• مراجعة احتياجات المرافق من مستلزمات وأدوات ورفع طلبات الشراء.
• التأكد من الالتزام بمعايير السلامة والصحة المهنية والبيئية.
• التعامل مع شكاوى السكان والمستأجرين المتعلقة بالمرافق ومعالجتها بسرعة.
• إدارة ميزانيات التشغيل والتحكم بالتكاليف ورفع الكفاءة التشغيلية.
• حفظ سجلات المرافق وصيانة العقود وتقارير الأداء.
• المساهمة في استلام المشاريع الجديدة من المقاولين وتهيئتها للتشغيل.

المتطلبات:

• بكالوريوس هندسة (ميكانيكية/كهربائية) أو تخصص ذي صلة.
• خبرة لا تقل عن 7 سنوات في إدارة المرافق، ويفضل في كمباوندات أو فنادق أو مجمعات تجارية.
• معرفة قوية بأنظمة تشغيل المباني والصيانة الفنية.
• إجادة استخدام أنظمة CAFM أو ERP وتطبيقات الصيانة.
• مهارات عالية في القيادة والتنظيم والتواصل.
• إقامة قابلة للنقل، والاستعداد للانضمام خلال فترة قصيرة.
  
  Job Title: Facilities Manager

About the Role:
Kathib Investment is seeking a skilled and proactive Facilities Manager to lead the overall maintenance and operations of our residential and commercial compounds. The ideal candidate will have hands-on experience in facilities management, team leadership, and technical oversight of multi-functional assets including HVAC, electrical, plumbing, elevators, security systems, landscaping, and cleaning.

Key Responsibilities:

• Oversee daily operations and maintenance activities across multiple facilities.
• Supervise technical staff, contractors, and service providers, ensuring performance meets standards.
• Monitor preventive and corrective maintenance schedules.
• Evaluate and approve procurement needs for facility supplies and equipment.
• Ensure compliance with safety, health, and environmental regulations.
• Handle resident/tenant complaints related to facilities, and ensure timely resolution.
• Manage facility budgets, cost control, and optimize operational efficiency.
• Maintain facility records, service logs, and vendor contracts.
• Support the onboarding and readiness of newly delivered properties from contractors.

Requirements:

• Bachelor’s degree in Mechanical/Electrical Engineering or relevant field.
• Minimum 7 years of experience in facilities management, preferably in compounds, hotels, malls, or large-scale projects.
• Strong knowledge of building systems and asset maintenance.
• Familiarity with CAFM/ERP systems and maintenance applications.
• Excellent leadership, communication, and planning skills.
• Valid transferable Iqama and availability to join within a short period.
