About the Opportunity

KAFAAT RECRUITMENT is seeking a Finance Manager to join their team in the Eastern Province. This is a full-time position for a professional with 5-10 years of experience, responsible for overseeing the company’s financial operations. The role offers a competitive salary range of SAR 11,250 to SAR 15,000.

Role Purpose and Context

The Finance Manager plays a critical role in managing financial planning, reporting, and controls. This position provides essential financial support for real estate development projects, focusing on monitoring project budgets, cash flow, financing requirements, profitability, and mitigating financial risks. The manager will also lead and develop the finance and accounting team.

Key Responsibilities

• Develop annual budgets, financial forecasts, and long-term financial plans.
• Prepare monthly, quarterly, and annual financial statements and management reports.
• Monitor development costs, project budgets, cash flow, and profitability.
• Conduct financial feasibility studies and investment analysis for new development opportunities.
• Prepare project financial models, including revenue projections, IRR, NPV, and sensitivity analysis.
• Manage project funding requirements and coordinate with banks, investors, and financial institutions.
• Track construction costs, contractor payments, sales collections, and project-level financial performance.
• Monitor escrow accounts and ensure compliance with applicable real estate regulations.
• Oversee accounting operations, including accounts payable, accounts receivable, general ledger, and fixed assets.
• Ensure compliance with IFRS, VAT, Zakat, tax requirements, and relevant Saudi regulations.
• Establish strong financial controls, policies, and approval procedures.
• Manage financial audits and coordinate with external auditors, tax advisers, and regulatory authorities.
• Provide financial insights and recommendations to senior management.
• Lead, develop, and evaluate the finance and accounting team.

Required Qualifications and Experience

• Proven experience of 5-10 years in real estate development, property development, construction, or investment.
• Professional certification such as SOCPA, CPA, CMA, ACCA, or CFA is considered an advantage.

Essential Skills and Knowledge

• Strong knowledge of project finance, development feasibility, cost control, and cash-flow management.
• Good understanding of IFRS, Saudi VAT, Zakat, and financial regulations.
