Job Purpose
The Finance Manager is responsible for managing the company’s financial operations, planning, reporting, and controls. The role supports real estate development projects by monitoring project budgets, cash flow, financing requirements, profitability, and financial risks.
Key Responsibilities
- Develop annual budgets, financial forecasts, and long-term financial plans.
- Prepare monthly, quarterly, and annual financial statements and management reports.
- Monitor development costs, project budgets, cash flow, and profitability.
- Conduct financial feasibility studies and investment analysis for new development opportunities.
- Prepare project financial models, including revenue projections, IRR, NPV, and sensitivity analysis.
- Manage project funding requirements and coordinate with banks, investors, and financial institutions.
- Track construction costs, contractor payments, sales collections, and project-level financial performance.
- Monitor escrow accounts and ensure compliance with applicable real estate regulations.
- Oversee accounting operations, including accounts payable, accounts receivable, general ledger, and fixed assets.
- Ensure compliance with IFRS, VAT, Zakat, tax requirements, and relevant Saudi regulations.
- Establish strong financial controls, policies, and approval procedures.
- Manage financial audits and coordinate with external auditors, tax advisers, and regulatory authorities.
- Provide financial insights and recommendations to senior management.
- Lead, develop, and evaluate the finance and accounting team.
Skills
Qualifications and Experience
- Bachelor’s degree in Finance, Accounting, or a related field; a master’s degree is preferred.
- Professional certification such as SOCPA, CPA, CMA, ACCA, or CFA is an advantage.
- Minimum of 5–10 years of relevant finance experience, including managerial experience.
- Proven experience in real estate development, property development, construction, or investment.
- Strong knowledge of project finance, development feasibility, cost control, and cash-flow management.
- Good understanding of IFRS, Saudi VAT, Zakat, and financial regulations.
- Advanced proficiency in Microsoft Excel, financial modelling, ERP systems, and reporting tools.
- Strong leadership, analytical, communication, and stakeholder-management skills.
